**Your role**
**Do you have a passion for customer service and would like to use your trade/building/construction industry knowledge to help make a positive difference in our NSW social housing maintenance delivery?**
Homes NSW is an Agency of the Department of Communities and Justice (DCJ). Our vision is for NSW to be a place where everyone has access to safe and secure housing, and where experiences of homelessness are rare, brief, and non-recurring.
We lead work to deliver more quality social housing to our 262,000 tenants across NSW, empowering our tenants to live fulfilling lives and achieve their potential in inclusive communities with a focus on breaking, rather than managing disadvantage.
We strive for excellence in service delivery and most importantly, Homes NSW puts people at the heart - including our staff. Working for us means you are joining a team where your expertise and skills will be valued.
The role of the Property Services team is to deliver comprehensive property services to the regions and oversee the delivery of maintenance services such as scoping, compliance inspections and work order management.
The purpose of this role is to coordinate the development of Housing Portfolio's program of works and the respective estimates/negotiations with contractors, as well as manage staff working on compliance inspections to ensure the required numbers of inspections are carried out.
**What you'll do**
As an Asset Performance Supervisor, you'll play a crucial role in overseeing the efficient and cost-effective management of Housing Portfolio assets.
Your responsibilities include planning and managing inspections, services, and performance programs, as well as coordinating the development of quarterly maintenance works programs.
You'll build and maintain positive relationships with stakeholders and contractors, ensuring effective contract management and resolving project conflicts or delivery issues promptly.
Leading a team of Asset Performance Officers, you'll provide guidance, manage workload allocations, and oversee staff performance and professional development. You'll also oversee estimating and negotiation processes with contractors, ensuring compliance with government standards and initiating abatement action for substandard work.
Additionally, you'll contribute to compliance, risk, and performance management programs, monitoring program delivery to ensure adherence to timelines and budgets. As an escalation point for quality issues, you'll ensure the highest standards of workmanship. Your role will also involve accurate financial forecasting and expenditure review, contributing to successful program outcomes.
If you're passionate about ensuring the longevity and adequate maintenance of social housing properties while fostering collaborative relationships within the community, this role offers a rewarding opportunity to make a tangible impact in NSW social housing.
**What we're looking for**
- Understanding of the Australian Building Codes, Australian Standards, Government, or commercial probity and contracting standards.

- Experience and knowledge of residential property maintenance
- Experience in managing program of works
- Scoping experience - desirable
- Experience in managing staff
- Current driver's license.
- Desirable - experience in compliance inspections of building essential services.

We offer a variety of benefits, including:
- A challenging and rewarding career
- Flexible, autonomous work environment
- Competitive pay and conditions
- Training and development opportunities to build and maintain capabilities
