Position Overview:

We are seeking a highly motivated and detail-oriented Property Accountant / Assistant Accountant to join our dedicated team at B & E Foods Head Office. This critical role will be responsible to support CFO with the property accounting lifecycle – preparations from rents and support in controls to lease revenue validations and board-ready financial reporting. Support reviewing tenancies agreements under the CFO and management directions, the role demands accuracy, structure and strong process discipline.

Works closely with property manager, landlords and tenants on financial matters.

Key Responsibilities:

  • Lease Compliance & Controls – Support ensuring rent rolls, tenant accounts, and outgoings reconciliations. Including ensuring CPI, fixed and market reviews are applied, abatements and incentives tracked, and lease terms. For example, perform lease maintenance functions - entering new leases, amending/varying existing leases, processing vacating tenants etc.
  • System Audit & Data Integrity – Support maintaining accurate lease databases, reconciling ledgers, and driving regular Yardi audits.
  • Trust Account Compliance – Support preparations in trust accounts in line with legislation, ATO guidelines, and audit requirements. Support monitoring cash flow and provide variance analysis to support landlord and asset manager decisions.
  • Outgoings Budgeting & Reconciliations – Support preparing detailed budgets, issuing reconciliations, and defending tenant queries with clear documentation.
  • Reporting & Forecasting – Support preparations and delivering monthly P&Ls, variance analysis and cash flow reporting to strict deadlines.
  • AP/AR Oversight – Support Finance team when needed ensuring coding, approvals and receipting accuracy across the team.

  • Ensure ongoing compliances with accounting standards, GST requirements and audit obligations.

About you:

  • Mandarin-speaking ability is preferred due to customer and business needs (however not essential)
  • Ideally Holds a Degree in Accounting, Finance or Commerce.
  • CPA/CA qualified (or currently in process on completion).
  • 2-3+ years' experience in commercial property accounting otherwise in an asset management.
  • Strong business partnering skills and the ability to build trusted relationships in a team environment and influence non-financial stakeholders who will be key to your success in the role.
  • Proven knowledge of lease accounting, compliance, and outgoings legislation.
  • Advanced Excel and strong analytical skills.
  • Detail-focused, deadline-driven, and confident in working with auditors and stakeholders.
