We're seeking a capable, motivated, hands-on, proactive and trustworthy live-in Manager (or team of 2) to take full responsibility of an established, independent apartment motel in Surfers Paradise.

The successful applicant/s will have operational autonomy to manager the property, a supportive owner. and a high-performing property with a strong reputation.

Key Responsibilities

You (or you and your partner) will oversee the day to day operations of the apartment motel/hotel including:

Operations & Guest Services:

  • Oversee all daily property operations; reception, housekeeping, maintenance and customer service

  • Manager check-ins/outs, guest relations, inquiries both in person and online

  • Resolve issues independently with a proactive, guest-first attitude

  • Ensure rooms and public areas are maintained to a high standard of cleanliness and presentation

  • Ensure compliance with and implement/amend checklists and procedures, and compliance with relevant laws and regulations

  • Work co-operatively and constructively with apartment owners, Body Corporate and Contractors

Staff & Team Leadership

  • Recruit, train, schedule and manage a small team (including casuals and contractors) across all departments

  • Conduct regular personnel meetings

  • Maintain a professional, respectful team environment and lead by example

Autonomous Financial Management

  • Manager operating budgets, monitor expenses and report regularly to off-site owners

  • Adjust room rates based on dynamic pricing, occupancy and market conditions

  • Process payroll, pay suppliers and ensure accurate book keeping and reporting

Sales, Marketing & Community Engagement

  • Manage OTA listings (eg , Agoda)

  • Respond promptlly to guest reviews and enquiries and messages

Maintenance & Property Oversight

  • Priorisation of and timely resolution of all repairs and maintenance

  • Oversee preventative maintenance and co-ordinate with contractors when necessary

  • Co-ordinate repairs and preventative maintenance with in-house and external contractors

  • Ensure compliance with safety, health and licensing requirements

Qualifications and Attributes - we-re looking for someone with:

  • Minimum 3-5 years experience in hospitality, or accommodation management

  • Strong leadership, initiative and guest-first attitude

  • Excellent admin, financial and systems proficiency (PMS, OTA Platforms, CMMS)

  • A calm and practical approach to maintenance, compliance and on-call needs

  • Flexibility to work weekends and public holidays

  • Australian work rights and valid drivers licence.
