Backed by a $500M pipeline of residential developments across metropolitan Adelaide, we're not just building houses, we're shaping communities with purpose and pride. With over 100 professionals who thrive on innovation, collaboration, and quality, Rivergum is where great ideas become great places to live.
We live by our team values: Fun, Teamwork, Integrity, Great Ideas, and Own It. We're committed to supporting our people with long-term career development, including upskilling, training, and clear pathways for internal growth. It's something we genuinely value and invest in.
About the Role
We're seeking a highly capable and experienced Development Manager to lead the delivery of multiple medium density residential projects. Reporting to the Development Director, you'll manage the full development lifecycle from feasibility and acquisition through to civil construction and handover. You'll oversee budgets, coordinate internal and external teams, and ensure each project meets its financial, design, and quality benchmarks. You'll also work closely with Sales, Marketing, Finance, and Construction teams to bring our communities to life.
Key responsibilities include:

- Managing planning approvals, subdivision design, tendering, and civil works
- Overseeing consultants, contractors, and builder relationships
- Driving product development and marketing strategies
- Preparing and managing budgets, financial reports, and project feasibilities
- Leading and assisting with the development of team members through coaching and performance management
- Ensuring compliance with WHS and EEO policies
Who We Are Looking For
We're looking for a strategic thinker with a strong track record in residential development and a deep understanding of the South Australian market. You'll bring leadership, analytical, and communication skills, and thrive in a fast-paced, collaborative environment.
To be considered, you must:
- Be an Australian citizen or permanent resident
- Have substantial experience working within the Australian housing development sector
- Hold tertiary qualifications in Property, Engineering, Town Planning, Finance or a related field
- Have 5+ years' experience in housing development, real estate, valuation, or project management
- Demonstrate successful delivery of projects from acquisition through to completion
- Be proficient in Microsoft Office (Word, Excel, MS Project)
- Possess excellent communication, negotiation, and presentation skills
- Be detail-oriented, organised, and capable of managing multiple projects simultaneously
Why Work for Us
