Head of Asset Management
Step into a newly created executive role with real influence, structure and long-term impact.
We're seeking a senior property professional to establish and lead a new asset management function, responsible for performance, governance and growth across a diversified portfolio of retail, industrial, commercial and residential assets.
As one of Sydney's most dynamic private property groups continues to expand, this role offers the opportunity to shape how the business manages and grows its portfolio.
You'll join the Senior Leadership Team and report directly to the Directors, working closely to define the strategy, structure and performance standards that will support the company's next phase of growth.
This is a senior leadership role that blends institutional discipline with the pace and autonomy of a private environment.
The CompanyOur client is a privately owned, design-led property group with deep roots in Sydney's development and investment landscape. The company has delivered and managed some of Western Sydney's most recognisable retail and mixed-use destinations, and continues to expand its holdings across industrial, commercial and residential sectors.
With multiple active projects and a clear pipeline of future developments, the business is positioned for sustained long-term growth. Unlike listed or fund-managed peers, this group retains ownership of its assets and makes decisions with a generational horizon in mind.
The culture is close-knit, transparent and outcomes focused. The leadership team works side by side from a brand-new, architect-designed Sydney CBD headquarters, ensuring direct collaboration, rapid decision making and a shared commitment to quality and performance.
This environment offers scale and sophistication, without the bureaucracy — the kind of place where results are visible and leadership genuinely shapes the future direction of the business.
The OpportunityReporting directly to the Directors, the Head of Asset Management will take full strategic, commercial and operational responsibility for the portfolio.
You'll establish the frameworks, systems and governance structures that bring clarity and consistency across all asset classes. Working with the Directors, you'll set the strategy, organisational design and performance metrics that ensure the function is built for long-term growth.
The role covers portfolio optimisation, leasing direction, capital planning, reporting and the leadership of internal and external teams. You'll also represent the business with key external stakeholders, including financial institutions, councils and regulators.
Key Responsibilities-
Establish and lead the asset management function, including frameworks, policies, reporting standards and governance cadence.
-
Drive portfolio performance across retail, commercial, industrial and residential assets.
-
Set the strategic direction and operating structure for the division in consultation with the Directors.
-
Oversee leasing strategy, tenancy mix and asset positioning.
-
Manage financial performance including budgeting, forecasting, capital planning and return optimisation.
-
Lead, mentor and align internal teams and partner providers around a clear, performance-driven culture.
-
Represent the business with financial institutions, valuers, councils and regulatory stakeholders.
-
Provide strategic input to development and investment decisions while maintaining focus on operational performance and asset value.
-
You lead complex, multi-asset portfolios and want full accountability in a privately owned, growth-focused environment.
-
You thrive on creating structure and systems that lift performance and improve clarity.
-
You're commercially sharp and detail oriented, with confidence engaging directly with Directors, financiers and key partners.
-
You balance strategic thinking with practical execution, ensuring plans translate into measurable outcomes.
-
Your background is more aligned to project delivery or development than the management and performance of operating assets.
-
You prefer highly structured corporate settings with multiple approval layers and fixed processes.
-
You prefer to operate at a distance from the detail rather than balancing strategy with active delivery.
-
15 years in property, asset or portfolio management within institutional or leading private groups.
-
Proven experience establishing or transforming an asset management function.
-
Full P&L accountability and strong commercial acumen.
-
Skilled in governance, reporting, team leadership and stakeholder management.
-
Confident engaging with financial institutions, councils and regulatory bodies.
-
A balanced leadership style that combines autonomy with strong governance and alignment.
-
Senior executive package with performance-based incentive.
-
Direct reporting line to the Directors with full SLT participation.
-
Brand-new, architect-designed Sydney CBD headquarters.
-
Transparent, outcome-driven culture with clear decision-making lines.
-
The opportunity to build, lead and shape the asset management function for a growing, long-term property group.
If you're ready to lead how a portfolio is managed and deliver the performance to match, we'd love to hear from you.
