The Maintenance Officer is responsible for ensuring that Aman Aged Care's physical environment is safe, functional, and well-maintained, in compliance with the Aged Care Quality Standards, the Aged Care Acts, and relevant Work Health and Safety legislation. This role ensures that the facility, equipment, and grounds support the wellbeing, independence, and safety of residents, staff, and visitors. The Maintenance Officer will undertake preventative and corrective maintenance, coordinate external contractors, and ensure the facility remains compliant with all statutory and regulatory requirements.

Facility & Equipment Maintenance

  • Carry out routine inspections and preventative maintenance of buildings, equipment, and grounds.

  • Respond promptly to maintenance requests to ensure minimal disruption to residents and staff.

  • Maintain records of all maintenance activities, repairs, and equipment servicing.

  • Ensure fire safety systems, emergency lighting, call bell systems, and other safety devices are fully operational and tested in line with regulations.

  • Monitor and maintain utilities (water, gas, electricity) and liaise with service providers where required.

  • Ensure all works comply with the Aged Care Quality Standards (Standard 5: Organisation's service environment), WHS legislation, and building codes.

  • Support infection prevention and control through proper maintenance of HVAC, plumbing, and cleaning systems.

  • Maintain registers for fire safety, essential services, and equipment testing & tagging.

  • Assist in ensuring compliance with emergency management and business continuity plans.

  • Report and document hazards, incidents, and risks, escalating to management as required.

  • Coordinate and supervise external contractors, ensuring work is completed to required standards and complies with safety regulations.

  • Maintain accurate contractor records including insurances, licences, and compliance documentation.

  • Support the Facility Manager in managing service contracts (e.g., pest control, waste management, groundskeeping).

  • Monitor and maintain asset registers for equipment and plant.

  • Participate in organisational audits, accreditation, and quality improvement activities.

  • Provide input into policies and procedures relating to facility maintenance and WHS.

  • Collaborate with staff to ensure a safe, supportive, and homelike environment for residents.

  • Actively contribute to the continuous improvement of systems and processes.

  • Trade qualification (desirable) or demonstrated experience in maintenance/handyman roles.

  • Knowledge of WHS regulations, fire safety, and building compliance requirements.

  • Current Police Check, NDIS Worker Screening Check, and Working with Children Check.

  • Current Driver's Licence.

  • Basic First Aid and CPR certificate (desirable).

  • Practical maintenance skills across a range of trades (plumbing, electrical, carpentry, painting, gardening).

  • Ability to identify, assess, and manage risks in the physical environment.

  • Strong organisational and record-keeping skills.

  • Ability to work independently and prioritise tasks effectively.

  • Good communication and interpersonal skills when working with residents, staff, and contractors.
