Our team works closely with Owners Corporations to resolve building defects, manage compliance obligations, and protect long-term asset value.
The Role
As a Defects Project Manager, you will lead the delivery of defect remediation and compliance-driven projects across residential and mixed-use strata buildings. You'll act as the central point of contact for all stakeholders, including builders, consultants, legal counsel, and strata managers, ensuring every phase of the project is executed with precision, accountability, and minimal disruption to residents.
Project & Technical Coordination
· Manage investigations and remedial works across structural, façade, waterproofing, fire safety, and building services.
· Coordinate expert assessments and ensure solutions are practical, compliant, and durable.
· Oversee design approvals under the Design and Building Practitioners Act (DBPA), ensuring all regulated designs are signed off by registered practitioners.
Stakeholder Engagement & Representation
· Represent Owners Corporations in all meetings, site inspections, and legal strategy sessions.
· Facilitate clear communication between builders, experts, and legal teams.
· Prepare agendas, distribute minutes, and follow up on actions to maintain accountability.
Compliance & Risk Management
· Ensure all works meet NCC, BCA, and Australian Standards.
· Track DBPA compliance, facilitate expert declarations, and manage certification processes.
· Identify and mitigate coordination risks including delays, access issues, and communication breakdowns.
Legal & Dispute Support
· Support dispute resolution by facilitating early engagement between builders, legal representatives, and the OC.
· Maintain a comprehensive defect register, including emerging issues raised during legal proceedings.
· Document builder responses to support warranty claims and settlement agreements.
Access & Resident Liaison
· Act as the first point of contact for resident defects, assess and communicate next steps, and update the defect register.
· Coordinate access for inspections and works, ensuring minimal disruption in live environments.
· Implement resident communication protocols including notices of disturbance and planned activity updates.
Cost Recovery & Documentation
· Track recoverable costs such as expert fees and legal support.
· Ensure all expenses are contractually supported and submitted for builder recovery.
Quality Assurance
· Support expert teams in implementing QA processes.
· Ensure works are inspected, verified, and signed off to meet contractual and regulatory standards.
What You Bring
- 3 years + experience in strata, construction, or remedial project management.
- Intermediate/Advanced user of Excel (Pivot Table, VLookup functions)
- Strong understanding of NSW strata legislation, DBPA, and defect resolution processes.
- Ability to interpret technical reports and manage compliance documentation.
- Excellent stakeholder management and communication skills.
- Experience working in live residential environments with multiple stakeholders.
- Australian work rights required for this position.
