Perth Property Care (PPC), part of the Abel Property family of companies, delivers tailored, high-quality strata and facility management across Western Australia, built on a foundation of exceptional service, transparency, and efficient use of modern, cloud-based systems. As we continue to grow, we're now seeking an Assistant Strata Manager to join our expanding team.

Key Responsibilities

Strata Administration

  • Assist with preparation and distribution of meeting agendas, minutes, notices, and correspondence.
  • Maintain accurate strata records, registers, and databases.
  • Support levy issuance, arrears monitoring, and trust account processing.
  • Liaise with owners, tenants, contractors, and committee members regarding strata matters.
  • Prepare and issue work orders, quotes, and contractor instructions as directed.
  • Assist with insurance renewals, claims, and maintaining compliance with insurer requirements.

Operational Support

  • Help coordinate maintenance requests, contractor scheduling, and service agreements.
  • Assist in preparation of budgets, reports, and compliance documentation.
  • Ensure records and files are managed in accordance with legislation.
  • Monitor contractor performance and maintain contractor compliance registers (licenses, insurances, etc.).
  • Provide assistance in tendering processes for building and maintenance works.

Customer & Committee Support

  • Provide professional and timely responses to client queries.
  • Assist strata managers with Annual General Meetings (AGMs) and Extraordinary General Meetings (EGMs).
  • Manage action items between the Strata Manager and committees.
  • Attend meetings (where required) to take minutes and assist with meeting logistics.
  • Help implement committee decisions and follow up on action items.

General Office Support

  • Support reception duties including answering phones and handling general enquiries.
  • Assist with onboarding of new schemes and transition of management records.
  • Contribute to continuous improvement of systems, templates, and procedures.
