Primary Purpose
As a
Refurbishment Specialist
in our
National Refurbishment Division
, your primary focus will be to deliver exceptional retirement living property refurbishments through the
Vacate to Occupy (V2O)
unit turnover process.
You will attend communities to prepare detailed scopes of work, oversee projects through to handover inspections, and ensure each refurbishment meets quality, budget, and timing expectations. Drawing on your technical expertise and estimating skills, you will review and assess contractor quotes using our internal systems, while driving improvements to the V2O process and ensuring effective management of RNRI spend and cash margins.
This position will also contribute to refurbishment capex planning and, at times, to broader development and village renewal projects. Success in the role requires strong technical knowledge combined with the ability to build relationships, influence outcomes, and collaborate effectively with a wide range of stakeholders, including residents, contractors, and internal teams.
What You'll Do
- Lead the planning and delivery of multiple unit refurbishment projects across villages.
- Manage refurbishment budgets, reporting, and commercial outcomes in line with agreed KPIs.
- Build strong relationships with residents, contractors, consultants, approval authorities, and internal stakeholders.
- Provide scope and defect training and support to Village Managers and Sales professionals.
- Oversee contract preparation, compliance, and performance monitoring.
- Contribute to refurbishment capex planning to deliver sustainable and commercially sound outcomes.
- Support sustainability initiatives by embedding ESG and HSE principles into projects.
- Drive continuous improvement in refurbishment systems, processes, and reporting.
What You'll Bring
- Experience in project and/or construction management, building, property, or insurance assessment.
- Proven success managing refurbishments, renovations, or new-build projects.
- Strong commercial and financial acumen with experience managing budgets.
- Excellent relationship management and influencing skills with contractors and stakeholders.
- Ability to manage multiple projects and meet deadlines under pressure.
- Strong organisational and administrative skills.
- Relevant tertiary qualifications in project management, property, construction, or a related field (desirable).
