About the role
Are you ready to step into a dynamic, high-impact role that goes beyond traditional investment analysis? At QIC, we're looking for a driven and detail-oriented Investment Analyst to support our Investment General Manager & Investment Manager in the Real Estate division, based in Brisbane. 

This is more than just a numbers role — it's an opportunity to be part of a diverse, collaborative team managing a broad and exciting remit across asset management and technical modelling.

Key responsibilities:

  • Assist Funds Management in any acquisitions, disposals, forecasts or Client information requests.
  • Assist with preparation of annual total return and NOI budgets, monitor, measure, report, forecast and deliver total returns to meet / exceed outperformance targets.
  • Assist to identify, monitor, measure, report and implement property levers to assist with maximising investment performance and minimise downside risk.
  • Participate in the development of Property Management budget and Leasing strategy.
  • Participate in monthly Centre meetings measuring Leasing and Property Management performance on efforts to maximise income, maximise sales, rationalise expenditure, minimise arrears and areas of risk.
  • Review ongoing performance results relative to the Asset plan, strategy and budget to ensure objectives / targets are achieved and recommend adjustments and improvements where and when deemed necessary.
  • Assist the management of the quarterly and annual valuation process with Funds Management ensuring reports and forecasts are realistic for the subject property.
  • Ensure Valuation and forecasting reports are accurate, timely and reflect QIC's investment goals.
  • Monitor Project Detail reports to ensure sufficient funding in required codes, submit and monitor CCA's for all Consultants and manage the timely approval and payment of invoices
  • Prepare funding approval papers for submission to the senior executive
  • Collaborate with leasing team to refine the retail mix, rent and sales for input into commercial assessment modelling
  • Undertake necessary analysis on retail mix, sales, rents, occupancy costs – using various benchmarking measures

Essential

  • Degree in Property Economics, Business, Economics or Commerce.
  • 3 years of relevant experience in property across investment valuations/advisory/funds management.
  • A detailed understanding of valuation methodology and investment analytical skills supported by practical experience.
  • Understanding retail/commercial industry detailed environment.
  • A reasonable understanding of the property development and delivery process.
  • A heightened understanding of property, financial and legal issues surrounding major property investments.
  • An understanding of Australian Property investment markets.
  • A working knowledge of regulatory requirements.
  • Strategic and lateral thinking.
  • Advanced use of spreadsheet and word processing software/IT platforms.

Preferred

  • Experience in other divisions such as Valuations or Funds Management.
  • Proficiency in property software modelling using tools such as Forbury.
  • Working knowledge of Salesforce and Anaplan advantageous, but not essential.
