Purpose of the Role
BGIS is seeking an experienced Subcontract Manager to establish and manage the subcontractor network for Homes NSW RAPM across Northern NSW. Reporting directly to the Account Director, you will collaborate closely with operations and procurement teams to identify, engage, onboard, and manage subcontractors critical to the contract's delivery.
This is a newly created role-perfect for a driven, well-connected industry professional looking to make their mark and shape a key function from the ground up. You'll be instrumental in setting standards, building strong networks, and delivering results across residential trade services. Success in this role will build upon your existing relationships with subcontractors and suppliers, as well as your ability to source and engage new partnerships across the region.

Key Responsibilities
-Identify subcontractor capacity gaps and develop a regional sourcing strategy to meet trade coverage needs
-Leverage existing supplier relationships and proactively recruit new subcontractors across residential construction and maintenance trades
- Oversee the subcontractor sign-up process, from documentation through to activation and induction
- Deliver site and contract-specific onboarding and training, ensuring full compliance with BGIS and client standards
- Conduct audits, support performance reviews, and develop improvement plans where needed
- Serve as the key point of contact for subcontractor support, relationship management, and problem resolution
- Maintain up-to-date records, ensure KPI compliance, and contribute to procurement reporting and strategy execution

Education, Experience & Skills

Essential:
- Demonstrated experience sourcing and managing subcontractor networks
- Well-established relationships within the local residential trades industry in Northern NSW
- Strong interpersonal and negotiation skills with the ability to influence outcomes
- Ability to manage compliance, onboarding, and commercial aspects of subcontract delivery
- Excellent time management and organisation skills with a proactive, solutions-focused approach

Desirable:
- Background in residential construction or FM contracting
- Experience working with government or social housing contracts
- Familiarity with Avetta, SAP or similar procurement systems
- Procurement or project delivery qualifications

Workplace Flexibility
This is a regional role, based out of our Ballina office, with travel required across Northern NSW. The role requires close collaboration with our local operational management representatives and as such a hybrid position is not offered.
