As our new Development Manager for KFC South Pacific, reporting to our National Property & Development Manager, you will be identifying and recommending new site acquisitions for equity and franchise restaurants, whilst negotiating contracts and leases.

ABOUT YOU – OUR NEXT ORIGINAL

• Strategic Site Identification & Expansion: Propose new sites for equity and franchisee expansion, as well as existing sites for relocation/redevelopment, based on comprehensive trade zone review.
• Investment Approval: Prepare and present new equity opportunities to the Investment Committee for formal approval.
• Deal Negotiation & Finalisation: Negotiate Heads of Agreement and finalise purchase/lease contracts, guided by the National Property & Development Manager.
• CAPEX Management: Develop and secure approval for the CAPEX package, including agreed lease/purchase terms, construction costs, sales forecasts, and a Return on Investment (ROI).
• Legal & Compliance: Provide instructions and direction to Solicitors for site acquisitions and new lease matters.
• Franchisee Development Management: Oversee the franchisee pipeline, manage new store development plans, including monthly catch-ups, supporting franchisee Investment Committee approvals, and coordinating annual Network Development Meetings.
• Market Insight & External Relations: Maintain strong relationships with the Real Estate Industry, local Councils, and statutory bodies, staying informed on regulations, market conditions, and competitive activity.
• Market Trend Review: Study major population growth trends and infrastructure changes to forecast their impact on store performance.

A DAY IN THE LIFE OF YOUR NEW ROLE

• Experience in Property Development in a retail environment. Involvement with multi‑outlet industry highly regarded.
• Tertiary qualifications in a business or property related field.
• Sound understanding of and experience in site identification, negotiation, formulation and execution of contracts, liaising with solicitors; and town planning/council requirements.
• Proven ability to communicate effectively (both written and verbal) and strongly networked within the property industry.
• Capable of working without close supervision and able to exercise sound independent judgment and responsibility.
• Possesses strong business acumen, excellent planning and organising skills, and the ability to effectively handle multiple projects under tight deadlines.
• Excellent relationship building skills and a high level of comfort working in a team environment.
• Good analytical/mathematical skills and is highly computer literate.
• Exhibits a high work ethic and the ability to manage workload effectively.
• Must be prepared to undertake intra and interstate travel as required.
