The Opportunity
The key focus of the Senior Store Development Specialist will be to identify, negotiate and secure key locations for the expansion of UNIQLO stores across Australia in line with our business strategy and targets. You will be actively involved in UNIQLO's property objectives including sourcing of new stores, lease negotiations and renewals and on- going management of our retail locations.
Key Responsibilities
- Support all aspects of new store projects, from initial site selection to the grand opening.
- Conduct comprehensive market research to identify optimal store locations, considering demographics, economic factors, and competitive landscapes.
- Identifying new retail leasing opportunities for UNIQLO which align with our strategic business plan
- Review and negotiate competitive commercial terms and conditions, preparation and finalisation of all new lease documentation
- Negotiation of market rent reviews with a view to achieving operational savings
- Implement effective cost controls and resource allocation strategies to ensure efficient project execution.
- Working with commercial landlords to address all issues associated with our current portfolio of leases and responding to day to day property management queries and information requests
- Creation and maintaining a Store Development database – including leases, feasibility studies and new store opening checklists
- Building and maintaining strong relationships with Landlords and Centre Management to assist in achieving UNIQLO's strategic growth goals
- Collaborate seamlessly with cross-functional teams
Qualifications and Requirements:
- Relevant Tertiary Qualification
- Strong background in retail leasing transactions (3+ years) with experience dealing with major landlords
- Sound knowledge of Australian Property Law
- Strong negotiation skills and the ability to review and negotiate leases end-to-end to ensure they comply with company policy and maximize benefit.
- Property management experience in the retail leasing environment
- Ability to manage relationships with all landlord representatives and management
- Excellent organizational skills, with the ability to prioritize work and meet tight deadlines
- Ability to think strategically to solve problems, identify solutions and make appropriate recommendations
