The Role

The Head of Asset Management is responsible for leading the asset management function across all sectors within Aware Real Estate, including oversight of sector-specific leads as appointed.

This strategic leadership role focuses on establishing and evolving the asset management function, driving portfolio performance, and building a high-performing team.

The role is accountable for setting direction, ensuring alignment with organisational objectives, and fostering a culture of excellence and collaboration.

With oversight of the function and a high performing growing team, the successful candidate will develop and execute comprehensive asset management strategies that optimise the performance and value of the real estate portfolio, ensuring alignment with company objectives, investment goals, and prevailing market conditions.

The role will work collaboratively with other leaders and teams including transactions, investments, ESG, operations and finance.

The Person

Leadership

  • Effectively develop and lead a motivated team of asset management professionals, fostering a collaborative and high-performance work environment. Responsibility includes scoping and leading the hiring of roles as required.
  • Establish and implement Asset Management frameworks and processes to ensure consistency of approach, compliance and best practice execution by the team.
  • Proactively network and source knowledge from outside the organisation to benefit all aspects of Asset Management.
  • Proactively foster collaboration and clarity with key stakeholders, Joint Venture Partners, suppliers and the broader team to innovate and drive value and outcomes.
  • Foster and enhance tenant partner relationships to maximize occupier satisfaction objectives and tenant partner retention.
  • Drive employee engagement initiatives and training opportunities, ensuring a positive work environment that fosters teamwork, innovation, and employee satisfaction.
  • Collaborate with the transaction and development teams to assess the feasibility and viability of potential investment opportunities, providing valuable insights and due diligence. Manage the integration of acquisitions and disposal across the existing portfolio and ensure assets are ready at short notice.
  • Meet the legal and regulatory obligations of the Trustee and Manager of the respective Funds and Joint Venture agreements.
  • Provide leadership in Asset Management demonstrating timely reporting, financial management, compliance and diligence in overseeing and managing WHS risk and ESG requirements.

Performance Driven

  • Develop and execute comprehensive asset management strategies that optimise the performance and value of the real estate portfolio, ensuring alignment with company objectives, investment goals, and prevailing market conditions.
  • Establish and track key performance indicators (KPIs) to assess financial and operational outcomes, preparing regular reports and presenting findings to senior management and the Board, with recommendations for corrective actions where needed.
  • In partnership with the Investments & Transactions team, conduct rigorous financial modelling, market analysis, and risk assessments to evaluate acquisition, disposition, and performance opportunities, identifying avenues for value creation and maximised returns.
  • Ensure best practice agreements are in place and managed with key service providers to ensure alignment, responsiveness, and performance.
  • Manage lease agreements, negotiations, and renewals, optimising rental income and minimizing vacancies across the portfolio. Appoint and manage external leasing agents and work with legal representatives to negotiate lease terms and manage risk and opportunities appropriately.
  • Monitor capital expenditure requirements and projects across the portfolio proactively ensuring return on investment and risk management.
  • Support valuation process, ensuring assumptions reflect appropriate and accurate market values for the assets.
  • Assist with the implementation of Aware Real Estate's ESG Framework, ensuring each asset has an individual ESG road map with targets and actions clearly outlined, progressed, and monitored.

Key Attributes

  • Tertiary qualification in property, finance, or related qualification
  • The successful candidate will have a minimum of 15+ years' experience in property and extensive experience in asset management with a proven track record of optimising portfolio performance and delivering strong financial results
  • Demonstrated ability to successfully lead and manage teams.
  • Strong understanding of leasing process, capital expenditure and valuation principles and ability to set strategies and resolve complex issues
  • Ability to scope, engage, direct and lead outsourced property and facilities management services and leasing services
  • An understanding of customer experience, customer drivers and customer strategy execution. Proven customer engagement, dispute resolution and strategic relationship building skills.
  • Proven strong people skills, open and accessible communication, and strong presentation and negotiation skills (both oral and written).
  • Ability to work under pressure, manage multiple priorities, project manage and meet deadlines.
  • A passion for ESG and implementing initiatives to enhance asset performance and the occupiers experience.
  • Knowledge of relevant Australian Acts, standards, codes, and practices
  • Real Estate Licence or certificate of registration.
  • Proficiency in financial modeling and analysis, budgeting and forecasting tools, as well as real estate asset management software.
