About the Opportunity
The Regional Asset Manager provides integral support across the organisational portfolio of property assets in the planning and delivery of statutory, preventive and reactive maintenance and various minor works projects. Provide leadership in site stakeholder engagement and relationship management. OPEX and CAPEX budget development and delivery with a strong focus on Workplace Health and Safety, whilst also ensuring consistency with organisational processes, systems and reporting.
Your duties will include, but not limited to:
- Develop and maintain strategic stakeholder relationships at sites and within Support Centre to facilitate and support core business operations
- Support and manage site maintenance staff to maintain all buildings, plant and equipment in accordance with statutory, preventative and reactive maintenance requirements to ensure optimal asset performance, life cycle planning and functionality
- Establish and manage enterprise-wide maintenance contracts, including the development of technical specifications, to deliver timely and efficient maintenance services
- Actively promote compliance with Workplace Health & Safety obligations by all maintenance staff and contractors as required under applicable legislation and organisational policies
- Develop and manage annual operating budgets for maintenance services and capital replacement budgets for property, plant and equipment for sites in assigned region(s)
- Effective program management and tracking of all Asset Management (CAPEX) Projects
- Manage all aspects of the development, tendering and delivery of all Asset Management (CAPEX) projects and associated processes and procedures
- Ensure appropriate statutory and preventive maintenance records are generated and stored electronically and available for audit by Government Agencies including the Australian Aged Care Quality Agency
- Monitor site maintenance compliance through periodic desktop audits of maintenance records, physical site inspections and interviews with internal stakeholders and external contractors
- Support the Maintenance Officers / Maintenance Team Leaders (MTL) within assigned region(s) to proactively manage their workforce in respect of shift rostering, on-call rostering, leave management, recruitment and performance management
- Be available for after-hours emergency response as required across sites within assigned region(s) in the organisational property portfolio.
- Contribute to the formulation of corporate wide building maintenance standards that align with good industry practice and support service delivery in terms of physical condition, functionality, visual amenity, environmental performance and alignment with business requirements
- Travel across NSW & Queensland with overnight stays (including weekends).
About You
The successful candidate must demonstrate the following:
- 5+ years experience in planning and delivery of Asset Management (CAPEX) Projects.
- Experience in managing a remote team of maintenance staff
- Demonstrate providing strategic direction and undertaking stakeholder engagement
- Knowledge and application of relevant legislation, codes and standards, including workplace health and safety and manual handling principles
- High level working knowledge of commercial and domestic construction practices, facility maintenance procedures, project management, asset management and budgeting
- Financial management skills including budgeting, forecasting and reporting on monthly site performance, variances to monthly budget and proposed corrective measures
- Interpersonal and organisational skills with experience in leading and working effectively within a team environment
- Proficiency in Microsoft Office suite
- Current COVID & Annual Flu Vaccination
