The Opportunity

An exciting opportunity has arisen for an experienced leader to join our Property team as
National Capital Works Manager
. This pivotal role will oversee the strategic planning and safe delivery of capital projects across G8's national network, including centre refurbishments, greenfield developments, and renewal programs.

As a key member of the Property Leadership Team, you will shape and drive G8's capital works strategy, ensuring projects are aligned to business priorities, meet regulatory and safety standards, and deliver environments that are safe, compliant, and fit-for-purpose. You will also play an integral role in fostering a culture of "Safety, First and Always", while providing strong leadership, coaching, and mentoring to a high-performing team.

Key Responsibilities

  • Strategically plan and oversee the delivery of national capital works programs in line with G8's business and safety objectives.
  • Prioritise and scope projects in collaboration with Leasing, Operations, Finance, Procurement, and Facilities teams.
  • Ensure alignment of capital works with planned maintenance schedules in partnership with the National Facilities Manager.
  • Manage the entire project lifecycle from concept through to handover, ensuring time, budget, and quality benchmarks are achieved.
  • Oversee the development and review of centre concept designs, working drawings, town planning documentation, and signage plans.
  • Ensure the design team maintains accurate and up-to-date standard design templates and plans.
  • Review third-party designs and developer drawings to ensure they are fit-for-purpose and meet G8 specifications.
  • Facilitate timely submission of planning and building permits, ensuring compliance with local council and authority requirements.
  • Lead, mentor, and inspire a high-performing Capital Works team focused on safety, delivery excellence, and continuous improvement.
  • Manage capital works budgets and ensure all expenditures are within approved limits.
  • Work closely with Finance and Procurement to optimise project cost management and drive value through strategic sourcing.
  • Monitor and approve contractor tenders, work orders, and invoices.
  • Maintain a comprehensive reporting framework that provides visibility of progress, risks, and forecasts across all capital projects.
  • Develop and maintain a capital works risk register to track and mitigate risks throughout the project lifecycle.

About You

  • Tertiary qualification in Construction Management, Project Management, Architecture, Engineering, or a related discipline.
  • Minimum 10+ years' experience in construction, building, or capital works management, including significant experience leading large-scale capital programs or portfolios.
  • Proven skills in program and project management of substantial capital works projects, delivering on time, within budget, and to quality and safety standards.
  • Strong contract management, procurement, and negotiation expertise, with a track record of optimising costs and managing key supplier relationships.
  • Demonstrated ability to develop, implement, and continuously improve business processes to enhance operational outcomes.
  • In-depth knowledge of relevant Australian building codes, standards, and town planning approval processes.
  • Strong understanding and demonstrated commitment to Workplace Health and Safety (WHS) principles, aligned with G8's core value of "Safety, First and Always."
  • Proven leadership capability, with experience leading, motivating, and developing high-performing teams in a dynamic environment.
  • Construction White Card
  • Current Australian's Driver's Licence
  • Hold a valid working with children check or willingness to obtain upon commencement.
