Job Description Summary
The primary role of Facilities Management function is to efficiently manage the operation of ResMed's facilities to minimize operational and life cycle costs. Key deliverables include providing safe, effective, efficient and responsive services to all areas of the business, covering facility, production and IT services. Providing asset and maintenance management of electronic and software based technological systems required to manage and monitor buildings, plant and equipment or provide services to staff, visitors and contractors.
Key Responsibilities
Project Coordination:
- Support Hard and Soft Services Management in delivering complex maintenance, refurbishment, service improvement projects, and sustainability initiatives.
- Develop detailed project plans outlining scope, objectives, deliverables, and timelines. Collaborate with stakeholders to align project goals with organizational priorities.
- Lead project teams by assigning roles, fostering communication, and promoting a customer-centric approach.
- Manage project budgets, monitor expenditures, identify variances, and implement corrective actions to ensure financial targets are met.
- Enhance project management frameworks to improve operational efficiency and contribute to long-term facility infrastructure planning and budgeting.
Asset Management:
- Assist in the development and maintenance of asset management plans, service levels, and related documentation.
- Support strategic capital works programs and oversee asset replacement planning.
- Maintain accurate and secure asset records electronically for effective lifecycle management.
Maintenance Planning:
- Collaborate with key partners to develop annual maintenance programs and forecasts.
- Plan and coordinate routine and preventive maintenance activities, including creating and assigning work orders via CMMS/IWMS systems.
- Oversee inspections, repairs, installations, and renovations ensuring timely and customer-focused service delivery.
- Work cross-functionally to ensure maintenance objectives comply with regulatory and statutory requirements.
- Participate in strategic and operational planning to define maintenance best practices and service levels.
- Monitor maintenance expenses and capital budgets, ensuring cost-effective and sustainable investments.
- Prepare justifications for system and equipment upgrades supporting operational cost reduction and recapitalization projects.
Vendor and Contractor Management:
- Collaborate with Facilities Management and Supplier Management teams on tender preparation and supplier negotiations.
- Manage vendor and contractor relationships, ensuring contract compliance, delivery schedules, and quality standards are maintained.
- Monitor contractor performance and address any issues proactively.
WHS, Quality, and Environmental Compliance:
- Work with Regulatory and Manufacturing teams to ensure compliance with ResMed's Quality Management System (QMS) and Environmental Management System (EMS).
- Partner with Health & Safety teams to ensure all activities comply with safety regulations.
- Conduct regular safety inspections and enforce facility management policies and procedures.

Qualifications & Experience
Required:
- Degree in Engineering, Construction Management, Project Management, Facility Management, or related field OR equivalent experience (3-5 years) in program/project management and facility coordination within commercial or infrastructure environments.
- Proficiency with CMMS/IWMS, project management software, and office tools.
- Strong organizational, communication, and interpersonal skills.
- Experience reading and interpreting CAD drawings and technical specifications.
- Valid Class C Driver Licence.
- General Induction for Construction Work in NSW Certificate.
Preferred:
- Experience in regulated manufacturing environments (FDA, ISO).
- Knowledge of construction industry regulations, safety protocols, and quality standards.
- Exposure to Six Sigma/GMP practices.
- Certifications such as EWP License, Work at Heights, and Confined Space training.
