**Hours**: _8:00am - 5:30pm Monday - Friday_
**Pay**: _$45 Hourly, Casual - Ongoing Rate_

**Position Objectives**:

- In consultation with the Coordinator Facilities - Operations supervise all day to day maintenance and operational activities and minor renewal works for the City’s facilities, ensuring actions are undertaken in accordance with the Asset Management Plan and that organisational and customer outcomes are achieved._

**Duties and Responsibilities,**

**Asset and Maintenance Management**:

- Supervise the day to day maintenance and operational activities at the City’s major facilities in line with the Facility Asset Management Plan to ensure organisational and contractual targets and standards are being achieved and take appropriate remedial action as required._
- Supervise major maintenance works, ensuring they are programmed to minimise disruption, completed on time and on budget and that an acceptable standard of work has been achieved._
- Ensure all customer service requests are appropriately actioned and recorded from receipt to finalisation._
- Monitor and review relevant building maintenance budgets taking corrective action where required and provide estimates for input into the annual budget review._
- Monitor the ongoing performance of the City’s major facilities undertaking regular and ad hoc inspections to ensure that the maintenance and building control systems are operating effectively organising any intervention as appropriate and providing reports as required_
- Update the City’s Facilities Asset Database relating to component details including asset condition bringing any anomalies to the attention of the responsible officer._
- Provide input into the development of building maintenance contracts and programmes for the City’s buildings as required and monitor performance to ensure the Asset Management Plan and level of, service outcomes are achieved taking action as required._

**Facility Management**:

- In conjunction with the City’s Coordinator Property Management, carry out appropriate inspections to ensure tenants and users are fulfilling their obligations during occupancy and when vacating, undertaking any follow up action as required._
- Assist the Coordinator Facilities - Operations in the day to day management and monitoring of building control systems within Council facilities._
- Carry out inspection of Council Facilities to ensure any faults or maintenance matters are being appropriately dealt with including being the first response to “make-safe” plant and equipment failures where appropriate._
- Ensure customer feedback regarding the City’s Facilities is handled appropriately including informing of planned works, outages etc that will affect their working environment and detailing contingency plans as appropriate._
- Liaise with the Community Safety team on the implementation and monitoring of systems to support building security, including lockup and opening procedures._

**Risk Management**:

- Undertake appropriate Facility audits to ensure that they are being maintained in a safe condition and are compliant with asset usage requirements as required._
- Ensure all work activities are undertaken in a safe manner and all contractors complete the relevant Health and Safety checks including inductions, presentation of insurance certificates and relevant endorsements._

**Renewal and Minor Project Management**:

- In consultation with the Coordinator Facilities - Operations, manage minor renewal projects within major facilities including obtaining and assessing quotations, awarding contracts, monitoring progress and compliance by contractors and overall project expenditure, to ensure targets are being achieved._
- In consultation with the Coordinator Facilities - Operations arrange appropriate documentation including the scope of works and KPIs obtaining any necessary approvals for budgeted renewal works to existing facilities, as required._
- Assist the Coordinator Facilities - Operations in compiling the section’s annual capital works budget and ensure project budgets and day to day expenditure is monitored for cost control and accuracy._
- Monitor the performance of contractors in relation to maintenance contracts and programmes through regular inspections and audits to ensure Contract Guidelines and Specifications are being met and performance targets are being achieved, dealing with minor breaches and referring major issues to the Coordinator Building Operations._
- Provide support and relief to Departmental staff as required to ensure targets are achieved, and providing general building advice as required._
- Undertake specific project work including research and preparation of letters and reports as required by the Coordinator Facilities - Operations
