**About the Position**

The Maintenance Officer is responsible for the upkeep, repair and maintenance of the residential aged care facility, ensuring a safe and comfortable living environment for residents. This role involves performing routine inspections, addressing maintenance issues, and coordinating with external contractors to support the overall operational needs of the facility.

**The role**:
We are looking for a maintenance officer to be able to work at the residential living units on a part time permanent basis. This person will be working at Cootamundra Residential Living unit and also Temora Residential Unit once a week at each site, starting at 8 am.

**What are your Key Responsibilities?**

**Facility Maintenance**:

- Conduct regular inspections of the facility to identify and address maintenance needs, including plumbing, electrical, and general building upkeep.
- Perform or coordinate repairs and routine maintenance tasks to ensure all equipment and systems function efficiently and safely.

**Resident Safety and Comfort**:

- Ensure that all maintenance activities contribute to the safety and comfort of residents, addressing issues that could affect their well-being.
- Respond promptly to maintenance requests from residents and staff, prioritising urgent issues as necessary.

**Preventive Maintenance**:

- Develop and implement a preventive maintenance schedule to minimize breakdowns and extend the life of facility systems and equipment.
- Conduct regular checks and maintenance on critical systems, including fire alarms, emergency lighting, and safety equipment.

**Compliance and Safety**:

- Ensure compliance with all relevant health, safety, and environmental regulations, including infection control protocols specific to aged care.
- Conduct safety inspections and implement corrective actions to maintain a hazard-free environment.

**Vendor and Contractor Coordination**:

- Coordinate with external vendors and contractors for specialised repairs and maintenance services.
- Monitor the quality and efficiency of work performed by external service providers to ensure it meets facility standards.

**Documentation and Reporting**:

- Maintain accurate records of all maintenance activities, including work orders, repair logs, and service reports.
- Navigate Taskflo regarding maintenance status, issues, and completed tasks as required by facility management.

**What are the Experience & Skills that are Essential?**
- Previous experience in a similar role
- Property Management / Construction experience
- Understanding of the BCA (Building Code of Australia), NCC (National Construction Code) and Australian Standards.
- Skills and experience in the planning, and implementation of Essential Services and Preventative Maintenance activities
- Current driver’s license
- Intermediate skills in Microsoft office suite of programs
- Intermediate skills in Outlook
- Ability to use portable devices, including but not limited to Phone, tablets, laptops at an intermediate level
- Outstanding organisational and time management skills including the ability to establish priorities and plan work
- Excellent written and verbal communication and interpersonal skills including demonstrated experience interacting with a wide range of people
- Sensitivity to the needs of the elderly in a residential care setting
- Ability to establish and maintain professional and appropriate relationships with residents and/or their families/representatives

**What's Desirable?**
- Experience and understanding of Computerised Maintenance Management Software (CMMS) or Computer Aided Facilities Management (CAFM)
