Purpose of Position
The Maintenance Officer is responsible for the hands-on coordination and delivery of Reactive and
Preventative Maintenance on behalf of the organisation’s owned and leased property portfolio.
The position reports to the Area Maintenance Supervisor and will actively support all works
undertaken by Property team - including Preventative Maintenance, Asset Management, Capital
Works and Contractor Management. All Property works are conducted in alignment with Southern
Cross Care NSW /ACT strategic plan, inclusive of financial priorities and in accordance with relevant
industry codes and practices for regulatory compliance.
The objective of the Property Operations Team is to provide a quality service to all Southern Cross Care
sites through best practice Asset Management to achieve a Safe Working and Living Environment for
Staff, Resident and Visitors.
Key Result Areas
Preventative Maintenance: Undertake and oversee Preventative Maintenance relating to buildings,
property and assets in accordance with the Planned Preventative Maintenance Calendar specific to
each location.
Reactive Maintenance: Undertake and oversee Reactive Maintenance relating to buildings, property
and assets as directed across the designated area of responsibility.
Compliance: Monitor and action all Maintenance works to ensure regulatory compliance across the
designated area of responsibility.
Team work and culture: This position is required to contribute positively to team work to achieve
operational outcomes and promote a positive SCC workplace culture in alignment with SCC Values,
Mission and Vision.
Stakeholder relationships: This position is required to liaise and collaborate with all relevant
stakeholders, both internal and external to ensure effective and efficient workflow.
Work Health and Safety (WHS): This position is required to comply with and contribute to Work
Health and Safety policies and procedures.
Main Activities
Maintenance Delivery
- Ensure the delivery of Maintenance is in accordance with the Aged Care Quality Standards and
the duties specific to your designated areas of responsibility.
- Maintain all Property, Building and Equipment through a regular Maintenance program.
- Adhere to the onsite Planned Preventative Maintenance Calendar.
- Adhere to the onsite Maintenance system / procedure.
- Action all Reactive Maintenance requests in a timely manner.
- Oversee Contractor works onsite, ensuring all works are completed to a high standard.
- Operate within approved Budgets.
- Perform all Basic General Maintenance duties within their skill set.
- Attend to sites which have incurred an Emergency response by physical attendance or directing
appropriate contractors or staff to attend.
- Participate and comply with all SCC Quality Management systems and processes.
- Ensure that any risks associated with facility that are identified during daily routines /
inspections are escalated and mitigated in a timely manner based on the level of risk.
- Ensure environmental sustainability through improvements in maintenance practices and
through making improvements to the facilities.
- Undertake and complete any duties as directed by management within your designated area.
Compliance, Quality and Governance
- Ensure compliance with all accreditation standards applicable to Maintenance under Aged Care
Accreditation.
- Contribute to the delivery of an effective complaints process and resident feedback system
within SCC relating to the Property function.
- Contribute to investigating complaints promptly in line with the SCC’s Complaints Procedure and
ensuring that all complaints are used positively to improve service deficiencies.
- Ensure a continuous improvement approach is adopted across the Property function at SCC to
ensure the delivery of individualised, high quality, compassionate care.
Financial
- Advise the Area Maintenance Supervisor on issues where Maintenance (planned and unplanned)
is likely to significantly vary from estimated costs.
- Ensure that all maintenance works are carried out in accordance with delegations of authority
- Ensure SCC receives value for money for services
- Assist with maintaining accurate records of all local Maintenance consumables and hardware
related expenses, costs and budgets, including assisting with the preparation of annual R&M and
CAPEX budgets.
Teamwork and Culture
- Maintain professional behaviour at all times, in alignment with SCC values, missions, vision and

- Contribute to team meeting and team planning days in a professional manner respecting other
team members
