**About the role**
**Key Responsibilities**:
- **Building and Facility Operations**: Manage the physical infrastructure of the facility, ensuring all systems (HVAC, plumbing, electrical, Security, are operating efficiently.
- **Maintenance Management**: Oversee arrangements for the gardening, cleaning, and maintenance of common property. Conduct regular inspections, report necessary repairs, and take action to address any hazards or risks promptly
- **Health and Safety Compliance**: Implement and monitor health and safety protocols. Ensure the facility complies with all relevant local, state, and federal regulations. Conduct safety inspections and drills.
- **Vendor and Contractor Management**: Liaise with contractors and service providers to ensure maintenance and repairs are conducted efficiently. Obtain quotes, manage contracts, and supervise the performance of contractors to ensure projects are completed on time and within budget
- **Budgeting and Financial Management**: Manage the budget for building maintenance, repairs, and utilities. Monitor energy usage and implement energy-saving initiatives to improve cost efficiency
- **Key and Security Management**: Maintain possession of master keys and a register for all controlled areas. Oversee the security systems and ensure all access points are properly managed
- **Contract Management**: Assist in the negotiation and management of contracts for essential services such as water, electricity, and telecommunications.
- **Energy and Sustainability Management**: Implement strategies to monitor and reduce energy consumption while promoting sustainable practices throughout the facility.
- **Team Leadership**: Lead a team responsible for maintenance and operations, ensuring high standards of performance and service delivery. Provide training and development opportunities for the team.
- **Emergency and Crisis Management**: Develop emergency preparedness strategies and serve as the primary point of contact in the event of facility-related emergencies
- **Compliance with By-Laws**: Supervise the observance of by-laws by occupants and ensure appropriate action is taken in response to breaches.
- **Fire Safety and Equipment Inspections**: Ensure firefighting equipment are inspected and checked regularly and assist with the organization of safety training and certifications
- **Record Keeping and Reporting**: Maintain detailed records of maintenance issues, repairs, complaints, and any incidents that occur. Ensure all documentation and reporting are up to date for easy reference and audit.
**Skills and Qualifications**
- A relevant diploma with at least 2 years experience or at least 3 years of relevant experience will substitute for formal qualifications
- Proven experience in facilities management or a related role.
- Strong knowledge of building systems (HVAC, plumbing, electrical, etc.).
- Experience with budgeting, contractor management, and vendor negotiations.
- Excellent communication, organizational, and team leadership skills.
- Familiarity with health, safety, and environmental regulations.
- Problem-solving abilities and a proactive approach to managing day-to-day challenges.
- Experience with building management systems
Pay: $75,000.00 - $85,000.00 per year
