The NPAV facility will comprise of a minimum 1,500 capacity venue with accompanying back of house, administration, and support services to be located at Playhouse Green, co-located with the Queensland Performing Arts Centre. These works will be completed in collaboration with Arts Queensland (AQ), the State Government funding agency and future asset owner of the venue, and QPAC, a funding contributor and operator of the theatre.
**What you will be doing**:
Provide full-time onsite supervision on behalf of the Principal's Representative during the construction phase of the project to ensure that the duties of the Managing Contractor are being performed satisfactorily.
The Site Representative is to act on behalf of the Principal's Representative onsite for the inspection of works in progress.
The Site Representative will check that materials and standards of workmanship prescribed in drawings, trade specifications and other documents are fit for purpose; consistent with the nature and character of the Works, and in accordance with signed off Developed Design.
Monitor the scope and quality of the works to ensure compliance with subcontract documentation and conformity with required standards and authority requirements both on and off site.
Manage the audit, inspection and testing processes at Practical Completion, including the review of as-built documentation, defects lists and asset management information and ensuring proper and timely rectification of all identified defects and omissions.
Manage the department's site interactions with the Managing Contractor site staff.
Monitor construction progress against the contract program and in conjunction with the audit programmer and prepare detailed reports for the Principal's Representative.
Monitor the environmental and health & safety controls on the project to ensure they are in accordance with the Managing Contractors management plans and applicable legislation.
Assist the Audit Quantity Surveyor during inspections to assess the value of the work completed for payment purposes.
Attend project team meetings as required and provide advice or comment on Managing Contractor's reports and other recommendations of the Managing Contractor regarding construction and time related matters.
**What we are looking for**:
It is highly desirable that the Site Representative have extensive experience, skills and knowledge of large complex building construction works. Whilst not essential, knowledge of the Managing Contractor form of contract or another form of design and construct contract would also be an advantage.
Strong commercial acumen and confidence to engage with consultants and contractors for projects of significant capital value.
A willingness to contribute to a collaborative project environment that encourages stakeholders and consultants to contribute their expertise, experience, and enthusiasm to enhance project outcomes.
You are self-directed and can work flexibly without supervision.
You actively work to understand and show respect to customers and stakeholders.
You approach all challenges energetically and report progress and any potential delays or issues which may impact on others.
You work collaboratively with others through the use of clear and concise written and verbal communication.
Demonstrates a friendly and engaging interpersonal style.
Disciplined in maintaining a high standard of practice in the project management discipline.
