We are currently looking for an experienced Commercial Property Manager to join our expanding Real Estate Management Services team based in Sydney CBD. In this role, you will play a pivotal part in maximizing the performance of our clients' assets, contributing directly to their success and satisfaction.

**What you will do**:
As a Commercial Property Manager, you will be a key member of our real estate management team, responsible for overseeing and optimizing the performance of our clients' property portfolios. This role offers an exciting opportunity to manage a diverse range of properties, ensuring they operate smoothly and profitably, while building strong relationships with tenants and stakeholders. Your contributions will be crucial to our continued success and the satisfaction of our clients.

Key responsibilities include:

- Build strong relationships with key stakeholders including tenants, facility managers and clients. Accept and list commercial properties for lease, conduct property inspections, and provide potential tenants with detailed advice on property merits and leasing terms.
- Manage daily tenants matters, respond to all incoming requests, assist in resolving issues. Monitor and address non-compliance with tenancy terms and pursue rental arrears.
- Manage the financial performance of the assets and provide recommendations to clients, including prepare the budgets and monthly reports. Collect rent, outgoings, and other recoverable costs, and remit funds to property owners as per agreements.
- Control the collection rentals, outgoings, and recoverable costs in conjunction with strict arrears management practices and BG, PLI. Offer valuations and advice for buying and leasing properties and assist in structuring settlement terms.
- Liaise with Facilities Managers on compliance, changes/upgrades and health and safety items, AFSS. Catalogue and detail properties for lease, arranging advertising to attract potential tenants.
- Negotiation of new leases and lease renewals as instructed by client, liaising with client’s solicitors to facilitate the preparation of appropriate lease and license documentation as approved. Advise property owners on sales and marketing options, such as sale by auction and open house inspections, to enhance property visibility and attractiveness.

**What you are and what you have**:

- Recent experience in a commercial or retail property management role
- Current NSW Certificate of Registration or Class 2 License
- Strong relationship-building and interpersonal skills and a 'can-do' attitude
- Solid organizational skills with high attention to detail and ability to prioritize
- Intermediate level Microsoft Office skills, Excellent written and oral communication skills
- Ability to work independently and as part of a team
- Performs well under pressure

Pay: $70,000.00 - $85,000.00 per year

**Experience**:

- Project management: 1 year (preferred)

Licence/Certification:

- Current Certificate of Registration (Real Estate) (preferred)
- Driver Licence (preferred)

Work Authorisation:

- Australia (preferred)
