Thanks for stopping by and considering this position. This is a newly created role in our Buyer's Agency, and it is designed to support our two Managing Partners. Essentially this is a Buyer's Agent Associate role with a heavy focus on sourcing property and performing thorough due diligence.

You will be provided all the training and support needed to achieve success in this role. We do ask that you have a genuine interest in property, while also having the drive and passion to learn everything you can from us and implement it.

**ROLE DESCRIPTION**

As a Property Acquisitions Analyst, you will play a crucial role in assisting the Managing Partners with purchasing properties that meet client buying briefs, needs and objectives. Primarily working alongside our Lead Buyer’s Agent and Managing Partner, your main responsibility will be to understand our clients’ preferences, conduct thorough market research, and identify suitable properties that pass our marketing leading due diligence checks to meet the strategic goals of our clients.

**CORE RESPONSIBILITIES**
- Source and secure off-market, pre-market, post-market and on-market properties.
- Conduct due diligence to ensure the right asset is purchased, that meets our standards, and the buying briefs of our clients.
- Assess the value, rental yield and cashflow of sourced properties, ensuring they meet our standards.
- Allocate properties that pass final due diligence to our assigned clients for our Lead Buyer’s Agent to present to clients.
- Attend property inspections and capture video outlining the condition of properties. This is usually on a Saturday each week.
- Provide a high level of stakeholder experience through end-to-end purchase support, professional presentations, collaboration across our teams and an outcomes focused approach to problem solving.

- Knowledgeable: Maintain a deep understanding of the real estate market, including current trends, property values, and legal requirements to advise clients appropriately.
- Communicative: Effective communication is vital. The agent needs to clearly convey information and updates, listen to client needs and preferences, and negotiate effectively with sellers’ agents.
- Patient: Buying real estate can be a lengthy process with many ups and downs. A patient agent can help clients navigate through times of stress and decision-making, providing support throughout.
- Proactive: An effective agent anticipates issues and opportunities. They actively search for new listings and potential fits for their clients, staying ahead of the game to secure the best deals.
- Detail-oriented: Real estate transactions involve a lot of paperwork and legalities. An agent who pays close attention to details ensures that all documents are accurate, and deadlines are met, preventing issues down the line.
- Ethical: Integrity is crucial in real estate. A trustworthy agent upholds ethical standards, providing honest advice and transparent dealings, which is essential for building long-term client relationships.
- Adaptable: Markets and client needs can change rapidly. An adaptable agent can shift strategies and approaches to suit the current market conditions and client demands.
- Empathetic: Understanding clients’ emotions and perspectives helps an agent to better meet their needs and makes the buying process more pleasant and tailored to individual expectations.
- Persistent: Real estate deals often encounter obstacles. A persistent agent doesn’t give up easily, instead finding creative solutions to challenges, ensuring their client’s goals are met.

**KEY PERFORMANCE INDICATORS**
- Purchases: Conduct timely sourcing and purchasing for clients within designated timelines.
- Outreach: Maintain connections with selling agents per week indicative of the requirements to find off-market and pre-market opportunities.
- CMA management: Conduct precisely accurate and timely CMA creation.
- Pipeline management: Maintain an accurate and up to date CRM, with 100% of interactions recorded and follow up tasks set.
- Reviews: Assist the Managing Partners to maintain 5/5 Google Star reviews by providing customer service excellence in line with the Property Navigation brand.
- Collaboration: Proactively work with the wider team, including Virtual Assistant and Managing Partners as necessary, to ensure a high level of customer service and purchasing momentum is maintained.
- Effective Negotiation Techniques: Consistently demonstrate an effective use of open and closed questions to overcome obstacles and handle objections.
- Training & Development: Attend all training, coaching and other professional development sessions provided by the Managing Partners.
- Industry and Brand Knowledge: Demonstrate and maintain comprehensive knowledge of industry trend
