Employment Term: Permanent full-time position- Location: Hybrid working arrangement, with travel across multiple sites (primarily Brisbane CBD, Geebung, Ipswich, Annerley). UnitingCare’s Family and Disability Services (FaDS) is one of the largest and most diverse community service providers in Queensland providing a wide range of critical services with over 2,300 paid employees and 5,000 volunteers. Our services provide support to vulnerable individuals, families and communities in metropolitan, regional and remote locations across Queensland.
Our newly established property team and role of Property Lead, reporting directly to the FaDS Group Executive will have the opportunity to work in partnership with senior leadership in the delivery of the FaDS property portfolio strategy.
Your part in our UnitingCare team
The Property Lead is responsible for the operational property management and maintenance of the FaDS property portfolio (a portfolio of 270 properties), working across our three core service areas: Lifeline Retail, Family Services and Disability Services
Managing a team of 6 Leasing and Maintenance specialists, as well as administrative support this will include:
- Ensuring FaDS nominal use property asset management is aligned with profitability and benchmark targets- Representing FaDS as tenants to ensure that lease agreements represent good market value and meet the needs of the service area.- Procuring real estate agency, advisory and legal services as required in accordance with delegations ensuring potential legislative risks are identified and mitigated.- Ensuring compliance with all property management obligations including the relevant provisions under the various Acts and regulations and industry best practice.- Maintaining accurate records of leased/licensed property and land assets across the FaDS portfolio- Coordinating and oversee the fit out and/or relocation of various premises for FaDS; including undertaking relevant analysis.- Accountability for the maintenance and minor capital/refurbishment expenditure, so that our facilities are safe and well maintained.- Overseeing the delivery of Planned Preventative Maintenance, reactive to ensure sites are fully compliant with legislation, policy standards and accreditation criteria.- Responsibility for the development of asset service plans, building condition reports and lifecycle replacement plans- Manage the FaDS rental roll, in partnership with our AP team, and associated receipts and/or payments associated with meeting commercial obligations for all properties under management- Manage FaDS property budgets and develop regular financial reports of variance and forecast against budget including recommended action where variances are unfavourable.- Undertake other duties as required/directed as service needs change or grow, consistent with the above and within the scope of the position.
What makes a difference for us- Qualifications in Human Services, Business Management, Property or Real Estate or related field.- Specialist commercial and residential leasing expertise, and skilled in contract negotiations- Property experience that is comparable to or translatable to the UnitingCare property portfolio.- Demonstrated ability/experience to work in a large complex organisation with a diverse and geographically disbursed property portfolio.- Strong team skills - the team will need to support each other across a range of different portfolios.- Knowledge and experience of all relevant real estate legislation and regulations applicable to Queensland.- Effective analytical, problem solving and commercial real estate services skills with demonstrated ability to deliver outcomes which are financially responsible and practical- Experience in the decommissioning properties on to ‘care and maintenance’, undertaking fit-out and relocations etc.- Experience in managing tenants, real estate agents and other contractors, commissioning valuations.-
- Experience in preparing and monitoring portfolio level real estate budgets.- Excellent interpersonal and communication skills with a high level of stakeholder engagement capability.
