This client is a growing boutique real estate agency located in the vibrant South Melbourne area We are seeking a motivated and ambitious Property Manager to join their team. With a commitment to excellence and a focus on client satisfaction, they pride ourselves on providing top-notch real estate services and building successful careers for their staff.

**Location**: South Melbourne

**Property Locations**:South Melbourne, CBD, Docklands

Salary + super + incentives + car allowance

No weekend work

You will be supported by a Leasing Consultant and Field Officer

**Must have**: Current Real Estate License (or currently studying)

**Responsibilities**:

- Coordinate and oversee property maintenance, ensuring that repairs and upkeep are carried out promptly and efficiently.
- Collaborate with contractors and service providers to address issues related to property maintenance.
- Act as a point of contact for tenants, addressing inquiries, concerns, and building positive relationships.
- Facilitate effective communication between property owners and tenants, ensuring a harmonious living or working environment.
- Stay abreast of local property regulations and ensure properties comply with relevant laws.
- Manage necessary documentation, inspections, and permits to ensure properties meet legal requirements.
- Identify and assess potential risks related to property management, implementing strategies to mitigate and manage risks effectively.
- Ensure the appropriate insurance coverage is in place for managed properties.
- Maintain accurate and organised records of property-related transactions, leases, and correspondence.
- Prepare reports on property performance, financials, and other relevant metrics.
- Oversee utility services for properties, ensuring timely payments and addressing any issues related to service disruptions.
- Develop and implement emergency response plans for properties, ensuring the safety and well-being of occupants in various situations.
- Utilise property management software and technology to streamline processes and enhance operational efficiency.
- Source and manage relationships with vendors and service providers to ensure quality services are delivered cost-effectively.
- Negotiate contracts and agreements with vendors to secure favourable terms.
- Conduct regular property inspections to assess condition and identify potential issues.
- Develop and implement plans to address any required improvements or repairs.
