**Some of your responsibilities will include**: - Undertaking complex administrative tasks in relation to the management function for state-wide commercial properties (which can include industrial complexes, shopping centres, office complexes, vacant land, standalone shops, and professional offices) including issuing notices as required such as if the tenant fails to pay the rent or if the department requires vacant possession of the property. Negotiation and management of commercial agreements to ensure; rental levels are consistent with current commercial market rates, rental payments are monitored, and arrears actioned, rate increases are applied, outgoings are recovered in accordance with agreement terms, and inspections are carried out as necessary to ensure compliance and maintenance obligations are met. - Engaging with a diverse range of internal and external stakeholders to ensure the effective management of the commercial property portfolio including providing instruction to Real Estate Agents responsible for managing TMR's commercial properties outside of the greater Brisbane area and responding to rent arrears issues, maintenance requests, property inspections, lease renewals and other matters as may be necessary. Assisting the development of other staff in the team by ensuring that they comply with, legislative and departmental policy and procedures to minimise potential risk for the department and providing leadership and guidance in the resolution of challenging property and tenant related matters.
