This is a unique opportunity for a dynamic, level-headed General Manager to join and lead our team at Realm Caulfield. The property offers a premium level of living for its residents across 437 apartments. Elevated living experiences are provided through 7-day onsite management, high end amenity areas, our focus on customer service and resident events & engagement program.
**Who you are**
- You will have extensive property management experience in one of the property sectors, preferably in an operational management role
- A strong leader who is passionate about guiding, coaching, and mentoring your team to achieve excellence and deliver outstanding experiences for our residents
- Demonstrate strong commercial acumen and be adaptable at exhibiting strategic intent to maximise property performance and deliver on KPI’s
- Comprehension of the key metrics that impact and grow the financial performance of the asset, using expertise to drive revenue whilst also continually improving and adding value to resident experience
- You are a strong communicator with a natural ability to build rapport and foster long term relationships, both with customers, clients and colleagues.
**Your Responsibilities**
Key responsibilities will include:
- Optimising net operating income, and the overall financial performance of the asset.
- Maintain a high level of awareness of the principles of Build to Rent (BtR), ensuring Essence Communities Caulfield becomes a market leader.
- Provide overall leadership, guidance, and direction to the property team.
- Develop and maintain relationships with the client, head office, operations team, residents and other relevant stakeholders.
- Work in conjunction with the Executive General Manager and Leasing Manager to ensure occupancy is kept in line with leasing budgets and occupancy targets.
- Leads the preparation of property financial budgets, reports and strategic asset direction.
**Our mandatory requirements include**:
- Current **Victorian Agency Licence** or **Agent Representative** qualification
- National Police Check (completed within last 3 months), at your own cost
- Unrestricted work rights in Australia and New Zealand
