**The Opportunity**

The Facilities Maintenance Manager role is responsible for ensuring the provision of effective inhouse preventative planned maintenance (PPM) delivery to the facility whilst also owning the contractual management of various Service Level Agreements (SLA's).

You will also be responsible for:

- Leading a direct team of 4 and indirect team of 35 including Supervisors, Electricians Maintenance Fitters and Building services across a 24/7 operation.
- Leadership and administration of the relevant site safe systems of work (contractor management, authority to work, visitor management, inductions etc)
- The Facilities Manager will have a key mandate to improve maintenance processes, planning and policies across the site to increase plant up time, reduce breakdown frequency and build a reliability-based culture.
- Mentor, develop, and lead the maintenance team improving and/or implementing advanced maintenance methodologies including preventative and predictive maintenance planning for all maintenance processes across the site.
- The Facilities Manager will possess qualities to further massage and improve upon cross-functional relationships at site. They will have strong coaching skills to further enhance and develop existing Supervisors and subordinates.
- Lead Facilities Maintenance and compliance activities across the site, ensuring that the site infrastructure, facilities, utilities, and related services are provided and maintained to a high standard of operational performance and availability to support the operational outcomes of the contract and service specifications.
- Onsite management of the service agreements for subcontractors and suppliers including, planning, and scheduling work packs and service report actioning.
- Cost and budget management related to the maintenance service lines, resources, parts, and materials.
- Identify the PPM requirements based on time and condition maintenance strategies and ensure the PPM schedule is implemented and maintained for all assets on site which aligns with manufacturers guidelines, Australian Standards, OHS legislation and compliance obligations.
- Liaise with the Operations team to ensure that planned maintenance can be carried out based on operational availability and statutory testing schedules.
- Encompassing (but not limited to) hard AM electrical and mechanical services (HVAC, water treatment, fire systems, hydraulics) and soft FM building services (buildings, grounds, cleaning, utilities)
- Ensuring all relevant facilities and maintenance statutory requirements are implemented and adhered to by all stakeholders, in order to maintain compliance of the facility.

**About You**
- You have a minimum of 5 years’ experience in the facilities and maintenance field, alongside an understanding of technical aspects of risk management and work health and safety obligations.
- Experienced team manager to enhance teamwork, communication, objective setting, and performance appraisals.
- Experienced leader in developing and implementing ‘Business as usual’ functions of planned and reactive facilities maintenance (provided by in house trades and third-party providers), as well as asset and contractor management and improvement projects.
- Will be experienced in the supervision and management of maintenance and support staff within a contracted arrangement (preferrable PPP contracts).
- Promotes and drives continuous improvement and innovation.
- Conduct periodic maintenance inspections of services and facility.
- You will report to the Operations Manager and work alongside a supportive and well-resourced team of professionals.
- Technical trade background (not essential but Mechanical highly regarded).
