Site Operations Manager

Award-winning mixed-use asset located in Eveleigh, New South Wales, Australia seeks a highly experienced and skilled Site Operations Manager to lead the day-to-day maintenance and operation of building services.

As a key member of our team, you will be responsible for ensuring that all assets are maintained in good condition, operated efficiently, and serviced according to statutory requirements. You will also be accountable for maintaining high safety and customer service standards, as well as delivering operational expenditure budget against forecast.

• You will have full responsibility for the management of Work Orders, tax invoice processing, and contracts within delegated authority.
• You will play a crucial role in the delivery of Operational Expenditure budget against forecast.
• Compliance with Mirvac's Quality Management System is essential.
• You will advise the Property Manager and Senior Facility Manager on maintenance and operational issues that may affect the normal operation of the building and operating budget.
• You will respond to after-hours calls as required.
• You will maintain an up-to-date asset register and preventative maintenance planner in accordance with business format.
• You will keep all relevant statutory logs and registers up to date.
• You will manage contractors in line with Mirvac HSE&S policies and procedures.
• You will regularly monitor the Building Management Control System.
• You will conduct physical inspections of plant and equipment to ensure operational readiness for building occupancy.
• You will participate in the Operational Healthcheck Proforma (QMS dataroom) with the Divisional Manager, onsite Senior Facility Manager, and Property Manager.
• You will complete FCR compliance reporting within the correct timeframes.
• You will ensure all areas of the property are presentable at all times.
• You will respond to information requests from the Portfolio Manager, Property Management, Senior Facility Management, or asset services team.
• You will attend staff meetings to keep Mirvac staff and core contract staff informed of all activities.
• You will complete the performance management process and related documentation on time, including a Development Plan.
• You will take a leading role in the ownership of your property's operation.
• You will develop and maintain strong relationships with all customers.
• You will acknowledge tenant requests reported through Infinity or via email, plan corrective actions, and provide follow-up feedback to the customer.
• You will attend tenant meetings as required.

• At least 5 years' experience in all facets of facilities management, typically stemming from a solid administrative and/or technical background.
• Demonstrated experience in a high-volume role with conflicting priorities.
• Demonstrated experience in negotiating and enforcing contracts.
• Demonstrated understanding of Australian Standards, NCC, HSE, DDA, and other risk management issues.
• Exceptional communication and interpersonal skills.
• Good decision-making, influencing, presentation, and negotiation skills.
• A customer-centric focus with a strong understanding of the local community and trade area.

• Knowledge of HSE&S, DDA, and other risk management regulations.
• Understanding of the NABERS rating scheme and its major influencers.
