The role of a Property Manager is responsible for delivering exceptional property management services to clients. The successful candidate will be part of a dynamic team that excels at maintaining an efficient, customer-centric and responsive operational profile.
Key Responsibilities:- Day-to-day management of properties to ensure timely completion of tasks and meet client expectations.
- Lease preparation, storage shed leases/files and private inspections with prospective tenants as required.
- Liaising with landlords, tenants & tradespeople to maintain effective communication channels.
- Booking weekly Open For Inspections (OFIs).
- Conducting open for inspections midweek and on a Saturday roster.
- Processing all rental applications to a high standard and within the required timeframe.
- Preparing files for new tenancies and completing condition reports prior to tenancy commencement.
- Negotiating, preparing and executing lease renewals.
- Advising landlords when a notice to vacate has been received on their property.
- Completing final inspections and coordinating any cleaning/repairs to enable re-letting of the property and coordinating the release of bonds.
- Entering maintenance/repairs in a timely manner and attending tribunal hearings as required.
- Assisting with landlord payment runs and appraising new business/rental properties when required.
- Maintaining strong relationships with landlords and tenants.
- Conducting annual rent reviews and completing vacating checklists.
- Scanning and filing maintenance invoices and managing rent arrears.
- Assisting with commercial rent roll when necessary and ensuring the smooth running of the rental department.
- Providing quality control and internal training.
- Archiving and general filing and maintaining a tidy workspace.
- Managing work requests and tasks from other staff members as they arise.
- Excellent telephone etiquette and interpersonal skills.
- Proficiency in Microsoft Office programs including Excel and PowerPoint and accurate word processing.
- Ability to effectively communicate with people at all levels.
- Flexibility and ability to manage competing demands and prioritize tasks.
- Attention to detail and high level accuracy.
- Effective organizational skills and written communication skills.
- Stress management skills and excellent time management skills.
- Exceptional communication skills and admirable presentation.
- Ability to work under pressure and prioritize tasks appropriately.
- Sound and detailed knowledge of the Residential Tenancies Act.
