Property Manager

At Hockingstuart, we're seeking a highly skilled Property Manager to join our team and take charge of our residential and commercial property portfolio. As a key member of our team, you'll be responsible for the overall management of our properties, ensuring they're maintained to the highest standards and meeting the needs of our clients.
The ideal candidate will have a strong background in property management, with experience in managing residential and commercial properties. You'll be responsible for conducting regular inspections, monitoring rent arrears, and managing tenancy renewals. You'll also be expected to work closely with our leasing team to list available properties for rent and provide regular feedback to clients.
Key responsibilities will include:
- Conducting regular routine inspections and taking prompt action on maintenance and reports.
- Monitoring rent arrears daily and taking action as necessary.
- Managing tenancy renewals under time constraints and increasing rents where possible.
- Issuing and following up on property maintenance work orders.
- Conducting entry and exit inspection reports in a timely and thorough fashion.
- Issuing breach notices and other notices as required.
- Managing bond refunds.
- Liaising with the leasing team regarding new tenancy sign-ups.
- Working with the leasing team to list available properties for rent and providing regular accurate feedback to clients.
- Preparing lease agreements, bond forms, tenant sign-up packs, entry and exit reports.
- Preparing and lodging tribunal claims on behalf of clients and attending as their representative.
- Ensuring accurate filing of all documents either electronically or in hard copy in conjunction with the leasing team and office manager.
- Recording all appointments in the electronic diary.
- Maintaining high-quality standards in the delivery of services.
- Keeping up to date with relevant legislation.
- Advising clients of activity relating to their investment property and ways of improving rental returns with property improvements and maintenance.
- Following instructions from clients providing they are within the provisions of legislation and our managing authority.
The successful candidate will have:
- A licence or certificate of registration.
- Previous property management experience.
- Experience with property management software.
- Excellent time management and communication skills.
- A strong work ethic.
- Demonstrated problem-solving skills.
- Attention to detail.
- A motor vehicle and licence.
