We are seeking an experienced professional to join our team as a Housing Asset Resolution Strategist. This role will provide critical support for advanced problem-solving functions for the Asset Resolution team, focusing on resolving issues on troubled low-income housing investments.

About the Role:

This position is responsible for managing a portfolio of approximately 15 properties where Enterprise provides asset management for syndicated funds. The successful candidate will work closely with General Partners, funders, and regulatory agencies to find solutions to ongoing problems, including removal of property management firms, restructuring debt, and evaluating past and forecast future property performance.

Key Responsibilities:
  1. Manage a real estate portfolio of approximately 15 properties where Enterprise provides asset management for syndicated funds, focusing solely on troubled real estate.
  2. Oversee a small portfolio of Real Estate Owned (REO) properties where an Enterprise entity has assumed a General Partner interest to protect investor interests and preserve housing for tenants.
  3. Work with General Partners, funders, and regulatory agencies to find solutions to ongoing problems.
  4. Evaluate past and forecast future property performance, and assess the performance of its sponsors and management agents.
  5. Determine property capital and funding needs to ensure long-term viability.
  6. Negotiate workout strategies with General Partners, lenders, public sector entities, and investors as appropriate.
About You:

To be successful in this role, you will need:

  1. At least 10 years' experience in real estate, housing programs, finance, accounting, law, and/or property management.
  2. A Master's degree or equivalent in real estate, finance, accounting, or a related field is preferred.
  3. Strong financial analysis skills and knowledge of loan documents, partnership agreements, contracts, and other legal documents.
  4. Familiarity with Salesforce, Workday, MS Word, MS Excel, and MS Outlook is preferred.
  5. Ability to adjust quickly to changing priorities and circumstances, and work independently with minimal supervision.

About Our Salary:

The estimated salary range for this role is $135,000-$175,000, depending on level of skills and experience. Salaries paid at Enterprise vary based on factors such as skills, education, location, experience, and performance.
