Maintenance Manager

We are seeking an experienced Maintenance Manager to join our team at INDI Sydney. As a key member of our facilities management team, you will be responsible for ensuring the smooth operation of our building and maintaining a high level of asset quality and presentation.
Key Responsibilities- Manage the maintenance of apartments, common areas, and the building exterior, ensuring compliance with safety standards and promoting a culture of safety for all employees.
- Oversee all building facilities activities, including preventative and reactive works, and work with internal management, external partners, and contractors to maintain high asset quality and presentation.
- Develop and maintain a preventative maintenance plan to ensure compliance items are met, and assist in the formulation of budgets and regularly monitor P&L performance against targets.
- Offer emergency out-of-hours support and guidance to on-site teams, and work both on the tools and administratively.
- Assist with the development of service contract scopes and the tender process, and maintain terraces, garden beds, fire stairwells, storerooms & waste rooms.
- Establish systems and procedures for preventative maintenance programs, and assist other staff and residents with training in preventative maintenance and health and safety issues.
- Monitor spare parts stock levels and reporting low levels, and liaise with the General Manager for apartment departure inspections and repairs.
- Manage external contractors' work and provide progress updates to the General Manager, and oversee construction handover, managing the defect liability period, and recording, reporting, and assisting the General Manager in addressing all building defects in conjunction with clients and construction representatives.
- Demonstrated experience in general property and grounds maintenance and repairs (including electrical, plumbing installations and building maintenance).
- Prior experience in a supervisory role within a maintenance department.
- Understanding of OH&S principles and chemical handling.
- Effective verbal and written communication skills with staff, owners, tenants, and contractors.
- National Police Check (completed within last 3 months), at your own cost.
- Unrestricted work rights in Australia.
- Trade qualification as a Mechanical Engineer, Electrician or Plumber (highly desirable).
