Lead Residential Portfolio

The role of a residential portfolio manager is to oversee the day-to-day operations of a well-established property portfolio, focusing on delivering exceptional client satisfaction and driving business growth.

Key Responsibilities:
  • Oversee the management of a residential property portfolio, ensuring seamless day-to-day operations and effective communication with clients and tenants.
  • Conduct regular inspections to ensure compliance with industry standards and tenancy legislation, identifying areas for improvement and implementing solutions.
  • Coordinate maintenance, repairs, and contractor engagement, prioritizing timely and cost-effective resolutions to minimize downtime.
  • Develop and maintain strong relationships with landlords and tenants, providing exceptional customer service and resolving any issues promptly.
  • Market and lease vacant properties, processing applications and managing tenant onboarding efficiently.
  • Monitor arrears and oversee effective rent collection processes, minimizing defaults and maximizing revenue.
  • Ensure ongoing compliance with tenancy legislation and industry standards, staying up-to-date with relevant regulations and best practices.
  • Prepare detailed property reports and provide regular updates to landlords, showcasing the value of the portfolio and identifying opportunities for growth.
  • Contribute ideas to enhance processes and drive client satisfaction, collaborating with colleagues to implement improvements and optimize performance.
About You:
  • At least 5 years of experience in residential property management, with a proven track record of delivering results and driving business growth.
  • Strong understanding of Victorian tenancy laws and compliance requirements, with the ability to apply knowledge effectively in a fast-paced environment.
  • Excellent communication skills, with the ability to manage client and tenant expectations, build relationships, and negotiate effectively.
  • Organized and able to balance multiple priorities under time constraints, with excellent problem-solving and adaptability skills.
  • Proficient with property management software and digital tools, with a willingness to learn and develop new skills as needed.
  • A team player who thrives in a supportive, fast-paced environment, with a passion for delivering exceptional client satisfaction and driving business success.
