Role Overview:
We are seeking a dedicated Finance Professional to join our Property Management team as a Property Accountant. You will play a crucial role in overseeing the financial management and performance of a diverse portfolio of retail properties.
Your responsibilities will include delivering high-quality financial control, performance management reporting, and business planning, while also acting as a business partner to clients and internal stakeholders.
Key Responsibilities:
- Assist in the preparation and management of the annual budget, including detailed calculations and analysis of income, expenses, and capital expenditures.
- Support the quarterly forecasting process with thorough calculations and analyses.
- Conduct month-end accounting, including the review and preparation of accruals.
- Analyze income and expense variances against the budget on a monthly basis.
- Provide financial support to management teams to ensure expenses align with property budgets and forecasts.
- Prepare monthly reports on capital expenditures and rental calculations.
- Assist in resolving outgoing recovery disputes and conduct analysis on embedded networks.
- Perform reconciliations of income and expenses, including unallocated cash receipts.
- Prepare audit analyses and commentary related to outgoing expenses.
- Identify and implement improvements in reporting, processes, and controls.
- Review leases and relevant regulations to ensure compliance.
Qualifications:
A Bachelor's Degree in Accounting, Finance, or a related field is required. Professional qualifications (CA/CPA) are highly regarded.
Experience in retail property accounting is advantageous, along with the ability to manage multiple complex tasks effectively.
Strong interpersonal skills are essential for building relationships with stakeholders at all levels.
Excellent written and verbal communication skills are necessary to convey ideas clearly.
Proficiency in Excel is required, along with a high degree of independence and a collaborative spirit.
