About the Role
This is a thrilling opportunity to join a reputable and award-winning developer as a Development Manager – Residential, where you'll play a crucial role in the overall operation and successful management of several luxury residential projects.
You'll be responsible for overseeing all phases of luxury boutique property development, from site acquisition and concept development through to construction and handover. This includes developing and managing project schedules, preparing project briefings, and analyzing consultant fees for recommendations.
Key Responsibilities
- Oversee all phases of luxury boutique property development, from site acquisition and concept development through to construction and handover.
- Develop and manage project schedules, ensuring that all milestones are met in a timely fashion without compromising on quality.
- Prepare project briefings, seek quotes, and analyze consultant fees for recommendations.
- Assist in preparing town planning architectural packages and briefing key consultants.
- Coordinate closeout of pre-construction conditions and project completion requirements.
- Conduct market research to identify trends and preferences of luxury property buyers. Develop marketing strategy and budget, oversee external sales materials.
- Prepare and review all documentation for Contracts of Sale (COS) prior to issuance.
- Develop and oversee the project program, providing monthly status updates.
- Work in collaboration with the Analyst team to complete feasibility reviews, confirm inputs and assess the highest and best use of the project. Track CTD / CTC and project cashflow.
- Engagement with preferred builder and participate in procurement negotiations and preparation of D&C Contract documentation
- Monitor Construction Progress: Regularly review construction progress, ensuring adherence to design, quality, and safety standards.
- Prepare presentations for key stakeholders, highlighting project milestones, challenges, and financial status and analysis
Requirements
- A minimum of 2 years' + experience in an existing residential built form Development role.
- Relevant tertiary education will be looked upon favourably.
- Proven experience in managing a project during a full project life cycle – including managing feasibilities and project programs.
- In-depth knowledge of the real estate development process, including land acquisition, feasibility analysis, entitlements, design development, and project delivery.
- Strong financial acumen and ability to manage projects costs.
- Experience managing the relationships and negotiating effectively with various stakeholders, including capital partners, JV partners, Consultant team, builders, etc.
- Highly capable of working autonomously and be able to work collaboratively with other departments where required.
- Strong leadership skills
