Job OverviewSUMMARY OF ROLE:

The Director of Maintenance is a key member of our community team, responsible for delivering exceptional service to residents by maintaining and improving the overall appearance of our properties.

This role plays a vital part in ensuring our communities meet company standards and applicable laws. The primary purpose of this position is to provide top-notch maintenance services, including repairs, preventative maintenance, and management of all maintenance operations.

KEY RESPONSIBILITIES:

  • Oversee daily maintenance functions, train and ensure all team members follow policies and procedures.
  • Create procedures for executing daily maintenance tasks properly by all department personnel.
  • Conduct regular safety meetings with designated team members to ensure safety procedures are followed and trained on within the community.
  • Manage the safety log and communicate focus areas to department Directors and the Executive Director.
  • Supervise safety and fire protection programs, inspecting work areas and equipment to ensure maintenance personnel follow established safety regulations.
  • Delegate and allocate work assignments and schedules for department personnel.
  • Manage, train, and onboard all department staff.
  • Perform administrative duties, update maintenance tracking systems, complete spend down sheets, reports, and evaluations.
  • Develop, train, and implement preventative maintenance programs for all equipment.
  • Obtain and maintain material safety data sheets (MSDSs) for hazardous chemicals in the Maintenance Department.
  • Ensure infection control and universal precautions policies and procedures are followed by all department team members.
  • Confirm physical aspects of apartments/unit meet company standards and applicable laws.
  • Diagnose problems, make repairs, track accomplishments, and follow up with progress and completion.
  • Ensure unoccupied apartments/units are ready for occupancy.
  • Coordinate services performed by outside vendors, ensuring proper completion and supervision in accordance with contracts/work orders.

REQUIRED SKILLS AND QUALIFICATIONS:

  • Ability to make independent decisions and follow instructions.
  • Excellent communication skills, tactful when dealing with personnel, prospects, family members, visitors, government agencies/personnel, and the public.
  • Capable of working with ill, disabled, elderly, and emotionally upset people within the facility.
  • General knowledge of Microsoft Office Suite.
  • Knowledgeable in building codes and safety regulations.
  • HUD React Readiness & Experience.

SHIFT: Full-Time WAGE: $65,000 - $75,000 per year
