
Operational Asset Manager

Our business requires a skilled professional to oversee the maintenance and operation of our assets. This role is responsible for ensuring that our buildings are well-maintained, utilized efficiently, and comply with all relevant regulations.
The ideal candidate will have at least 5 years of experience in facilities management, with a strong background in administration and/or technical skills. They should be able to manage conflicting priorities, negotiate contracts, and demonstrate a deep understanding of Australian Standards, NCC, HSE, DDA, and other risk management issues.
Key responsibilities include:
- Managing Work Orders, tax invoice processing, and contracts within delegated authority
- Delivering Operational Expenditure budget against forecast
- Compliance with the Quality Management System
- Advising senior staff on maintenance and operational issues
- Responding to after-hours calls as required
- Maintaining an up-to-date asset register and preventative maintenance planner
- Maintaining relevant statutory logs and registers
- Managing contractors according to policies and procedures
- Monitoring the Building Management Control System
- Inspecting plant and equipment to ensure operational readiness
- Participating in Operational Healthcheck Proforma with senior staff
- Completing FCR compliance reporting within timeframes
- Maintaining property presentation at all times
- Responding to information requests from senior staff or asset services team
Required qualifications include:
- At least 5 years' experience in facilities management
- Demonstrated experience in high-volume roles with conflicting priorities
- Demonstrated experience in negotiating and enforcing contracts
- Demonstrated understanding of Australian Standards, NCC, HSE, DDA, and other risk management issues
- Exceptional communication and interpersonal skills
- Good decision-making, influencing, presentation, and negotiation skills
- A customer and guest-centric focus with a strong understanding of the local community and trade area
- An innovative approach
- Knowledge of HSE&S, DDA, and other risk management regulations
- Understanding of the NABER's rating scheme and its major influencers
- A collaborative approach to working with teams and customers
- Active listening skills
- Ability to work unsupervised
- Ability to prioritize and have effective time management skills
