We are seeking an experienced Senior Commercial/Industrial Property Manager to oversee our diverse portfolio of bulky goods trade centres, storage facilities, industrial assets, and city fringe offices, as well as involvement in future development projects.

Job Description

Liaising with landlords, contractors, and tenants is a key responsibility. Regular site inspections and reports must be conducted. This includes raising monthly rent invoices and managing arrears. Rent reviews must be implemented within required timeframes. Month-end processes such as owner statements and payments must be managed efficiently. Handling bond lodgements and claims is also crucial. End-of-financial-year reconciliations and budget setting are additional responsibilities. Managing property database information and overseeing maintenance and repairs, including quotes and contracts for services like cleaning, gardening, security, painting, air-conditioning, fire protection, and lifts are also essential tasks. Coordinating large-scale repairs, fit-outs, renovations, and CAPEX works requires strong organisational skills.

Required Skills and Qualifications
  • A minimum 2-3 years' experience in a similar commercial property management role, with in-depth knowledge of commercial and retail property legislation is required.
  • Excellent communication skills for engaging with owners, tenants, contractors, and team members are necessary. The ability to produce clear, concise written material is also essential.
  • Strong attention to detail and a methodical approach are vital.
  • Excellent organisational and project management skills are necessary.
  • Effective time management and multi-tasking abilities, with responsiveness to urgent situations are required.
  • Critical thinking, judgment, and decision-making skills are essential.
  • Proficiency in property management software (e.g., Re-Leased, Cirrus 8) and MS Office Suite, especially Excel is necessary.
  • Trust accounting experience is advantageous.
  • Unquestionable integrity and a strong work ethic are required.
  • A current driver's license and reliable vehicle are necessary.
  • Valid and current Land Agents and/or Property Manager registration is essential.
