Job Title: Maintenance Operations Manager
Job DescriptionWe are seeking a highly skilled and experienced maintenance operations manager to lead our multifamily housing portfolio of 500+ units. The successful candidate will be responsible for overseeing the overall maintenance operations, supervising maintenance staff, and ensuring timely completion of service requests and work orders.
Key Responsibilities- Maintenance & Operations: Ensure proper upkeep, safety, and functionality of assigned buildings, complete work orders, and custodial tasks. Oversee day-to-day maintenance operations, perform hands-on repairs and maintenance, and support maintenance team members with unit turnovers.
- Team Leadership: Supervise, train, and evaluate maintenance staff, schedule and delegate work orders, emergency calls, and project tasks, foster a strong team culture, and manage inventory of tools, parts, and supplies.
- Regulatory Compliance: Maintain units and building systems in compliance with HUD, NSPIRE, LIHTC, and Section 8 physical standards, prepare units for move-ins, assist in preparation for agency inspections, and correct any deficiencies promptly.
- Education: High School Diploma or equivalent, experience: Minimum 5 years of combined maintenance and custodial experience with 2 years in a supervisory role.
- Technical Skills: Proficiency in building systems (HVAC, electrical, plumbing, etc.), regulatory knowledge: Strong understanding of affordable housing program regulations.
- Communication Skills: Strong interpersonal and written communication skills, ability to interact professionally with residents, staff, vendors, and regulatory agencies.
