We are seeking a seasoned Project Director to lead our team in delivering high-quality commercial fit-out and refurbishment projects in Sydney.

About the Role:

The ideal candidate will have extensive experience in overseeing project lifecycles, from tender review to final handover, with a strong emphasis on contractual integrity and project control. They will be responsible for managing up to 2-3 projects simultaneously, each valued at up to $5 million, and will have a team of Contract Administrators and Site Managers reporting to them.

Responsibilities:
  • Scope Management: The successful candidate will meticulously review and manage the defined scope of work, ensuring all tasks, materials, and quality standards are clearly understood and executed. They will prevent scope creep and manage variations effectively.
  • Project Scheduling: They will develop, monitor, and adhere to realistic project timelines, including key milestones and completion dates. They will proactively identify potential delays and implement strategies to keep projects on track, understanding the implications of delay clauses.
  • Financial Management: The candidate will oversee all financial aspects of the project, including budgeting, cost control, and managing payment schedules. A strong understanding of progress payments, retention, and the financial clauses within contracts is essential.
  • Risk Management: They will identify and assess project risks, including those related to indemnification and insurance. They will ensure appropriate insurance coverage is in place and manage liabilities effectively to safeguard the project and company.
  • Dispute Resolution: The successful candidate will foster clear communication channels with all stakeholders, including clients, subcontractors, and authorities. They will be adept at addressing and resolving potential disputes, understanding the contract's provisions for mediation or arbitration.
Requirements:
  • Proven experience (5+ years) as a Project Manager in commercial fit-out and refurbishment projects in Sydney.
  • Demonstrable expertise in reviewing and managing construction contracts, with a strong understanding of clauses related to scope, time, cost, risk, and dispute resolution.
  • Capable of creating a construction program from scratch using MS Projects.
  • Excellent technical construction knowledge and a solid grasp of M&E services.
  • Proficient in reading and interpreting technical drawings and building permits.
  • High attention to detail and commitment to quality outcomes.
  • Strong communication, negotiation, and leadership skills.
  • Integrated Construction Management software experience - training can be provided.
