Role Summary As a Senior Property Acquisitions Analyst at InvestorKit, your role is to lead the front line of our acquisition efforts. You are responsible for sourcing, negotiating, and securing high-quality properties that align with client strategies, market insights, and company goals. You play a critical role in ensuring properties are secured at the right price, in the right condition, and with the right terms. You will oversee the end-to-end acquisition process up to the point of contract exchanged. Once a deal reaches this stage, you will collaborate with the Settlement Support Coordinators to ensure a smooth transition, maintaining a seamless client experience. Your partnership with the Research, Strategy, and Settlement teams ensures alignment across every phase of the client journey, with a strong emphasis on communication, speed, and precision. This is a high-performance role where attention to detail, negotiation strength, property knowledge, and execution discipline all matter. You are expected to lead by example, demonstrate ownership of your deals, and play a key part in our mission to help clients build high-performing portfolios. Key Responsibilities The responsibilities outlined below represent the core expectations of your role. As a team member at InvestorKit, you’re also expected to uphold our values, contribute to our mission, and make decisions that support our vision of becoming Australia’s leading buyers agency. - Source, assess, and secure properties that align with client briefs and InvestorKit standards. - Lead negotiations with selling agents, securing terms that protect client interests and improve outcomes. - Conduct thorough due diligence, including price and rental appraisals, pre-purchase inspection analysis, P&B and other purchasing-related investigations. - Ensure the client has a satisfactory purchase with no negative property or financial impact. - Collaborate with the Strategy and Research divisions to align property targets with market timing and client goals. - Maintain accurate, timely records in CRM, portals, and shared systems. - Manage the deal through to unconditional status and liaise with Settlement Support to ensure a smooth handover. - Respond to feedback or incident reviews with improvement actions. - Consistently contribute to division discussions, training, and development initiatives. - Actively apply feedback and coaching, and pursue self-development to continually elevate performance. - Represent InvestorKit with professionalism, enthusiasm, and humility in all interactions to deliver a five-star client experience. Key Performance Indicators The following Key Performance Indicators apply to your role for the 2025 financial year. These KPIs are reviewed regularly and may be adjusted at the discretion of senior leadership to reflect changes in business needs, performance, market conditions, or divisional capacity. Quantitative Performance Framework These KPIs provide a clear and objective framework for performance measurement. They are designed to assess delivery on revenue targets, key behaviours, process compliance, and client experience outcomes. Property Purchases Properties going Properties going unconditional per month Meets or exceeds the Meets or exceeds the monthly individual unconditional target as set by SLT. Agent Connections Number of meaningful outbound calls or connections made with real estate agents and selling contacts Meets or exceeds the daily average Agent Connect rate of 20 CMA & Cashflow Creation Time to prepare and finalise a CMA and cashflow assessment once a lead property is identified Maintain an average preparation time of 30 minutes or less Offer-to-Success Ratio Ratio of offers submitted to successful unconditional purchases Maintain a minimum 50% success rate over a rolling 4-week period Time to Purchase % of clients under SLA purchase timeframes 90% of clients within assigned region meet monthly time to exchange target as set by SLT. CRM & Documentation Accuracy, completeness, and upkeep of CRM entries, portal management, including tasks, offer status, notes, and follow-ups 100% of property interactions logged with all follow-up tasks completed, scheduled, and prepared at time of contact Client Review Conversion Percentage of clients leaving a Google Review post-purchase that mention you Meets or exceeds the monthly individual 5-star review on Google target as set by SLT.
