About The Company

My client is a research-led, partner-powered residential builder active in NSW and expanding into Victoria. With operations in the Hunter and Southwest Sydney and a launch into North Melbourne scheduled for 2026, their mission is to be a leading builder in greenfield investor markets. They exclusively partner with Channel Sales networks (marketers, brokers, and agents), delivering investment-ready house and land packages that meet investor demand for speed, care, and certainty. Backed by a strong leadership team, structured systems, and a growing reputation, they are scaling strategically and need the right leader to help drive that growth.

The Role

This newly created role reports directly to the CEO and sits on the Senior Leadership Team. The focus: secure, maintain and grow the national pipeline of land opportunities by leading all Developer Relationships across NSW and VIC. You’ll play a hands‑on role in shaping project investment narratives that align with market intelligence and growth forecasts, working closely with the Operations, Estimating, and Sales Enablement teams. You’ll also own reporting, stock forecasting, and CRM compliance, supported by an offshore acquisition resource.

Key Responsibilities

1. Land Sourcing & Acquisition

- Identify, negotiate, and secure land opportunities in high‑growth investment corridors.

- Avoid exposure via Put & Call Options; pursue marketing agreements with clear deliverables.

- Build and maintain a balanced stock pipeline aligned with quarterly sales forecasts.

- Continuously evaluate active land development precincts across all regions of operation to ensure alignment with investment criteria, to help prioritise packaging regions.

- Deliver a quarterly overview of land development precincts activity and growth to facilitate forward planning of operational capabilities.

2. Developer & Agent Relations

- Build and nurture relationships with developers, estate managers, and land agents.

- Ensure minimum 4 meaningful touchpoints per quarter per key developer (calls, site visits, updates).

- Secure exclusivity or early access to future stages with reliable, trusted developers.

- Represent the business with clarity, professionalism, and care.

3. Documentation & Handover

- Collate developer materials (plans, guidelines, pricing, engineering, disclosures) and hand over to Operations within 2 business days of finalising agreements.

- Coordinate with Estimating, Drafting, and Compliance to ensure accuracy and readiness for packaging.

- Upload finalised packages and supporting docs to the internal Stock Portal.

4. Market Intelligence & Investment Narratives

- Develop compelling investment narratives for each project that highlight population growth, infrastructure investment, and affordability & market opportunity.

- Use data, visuals, and short videos to present opportunities effectively and position stock for investor success.

5. CRM & Reporting

- Maintain 100% compliance with HubSpot CRM for all communications, meetings, and documentation.

- Ensure up‑to‑date project statuses, land registers, and documentation for internal use.

- Submit weekly summary reports covering new land secured, developer engagement and activity, and stock‑to‑sales balance and forecasting.

Success Milestones

First 90 Days – Foundation & Quick Wins

- Understand internal systems, workflows, and packaging processes (HubSpot, Stock Portal).

- Build initial trust with developers in NSW and North Melbourne.

- Secure the first 20 blocks with documentation ready for packaging.

- Deliver 3–5 investment narratives with supporting data and visuals.

- Achieve 100% CRM discipline.

First 180 Days – Growth & Consistency

- Maintain a consistent land pipeline aligned with sales forecasts.

- Establish or renew at least 3 exclusive or priority developer agreements.

- Strengthen partnerships through transparent updates and reliable delivery.

- Provide data‑driven reports to guide future regional focus.

- Maintain 15–20 active packages on the portal or as per the sales forecast.

About You

- 5‑10+ years in land acquisition, developer relations, or business development within residential construction or property.

- Proven understanding of zoning, subdivision, and NSW/VIC growth markets.

- Strong communication and trust‑building skills with developers.

- Confident in data interpretation, CRM use (HubSpot), and stakeholder engagement.

- Proactive, commercial mindset and hands‑on approach.

- Property license essential; marketing agreement experience required.

- Familiarity with Canibuild, SharePoint, and data platforms like RP Data, Cordell.
