As a Property Manager, the responsibilities are extensive and varied however, you will primarily be accountable for the overall management of residential properties on behalf of and to the satisfaction of the owner and the tenant. The principal challenge in the position is to increase the number of properties managed by Harcourts Essential and to devise innovative strategies to obtain an increase in net management revenue.
Knowledge & Experience Required
- Possession of a Real Estate Licence or Certificate of Registration
- At least 2 years' experience as a Property Manager
- Current driver's licence
- Proven mediation experience in resolving tenancy tribunal matters
- Ideally be proficient in the use of Property Tree
- Strong administration skills - organised, thorough, systems orientated with meticulous attention to detail
- Proven ability to handle a portfolio of properties and work within a team of staff
- Excellent verbal and written communication skills and an ability to communicate at all levels
- A proven ability to build strong client relationships and maintain an excellent customer focus
Key Responsibilities
- Deliver high-quality service to property owners and tenants.
- Manage rent roll, accounts, and arrears.
- Prepare and distribute owner statements and payments on time.
- Handle leasing processes: advertising, tenant selection, documentation, and bond lodgement.
- Conduct routine, incoming, and outgoing inspections in line with company and legal standards.
- Liaise with owners, tenants, and trades to ensure timely, cost-effective property maintenance.
- Minimise rental arrears and represent owners at tenancy tribunal hearings if required.
- Conduct market appraisals and provide rental recommendations to owners.
- Develop new business to grow the property portfolio.
- Stay up to date with market trends, legislation, and industry standards.
- Ensure compliance with all statutory and ethical obligations.
- Maintain accurate records and documentation at all times.
- Manage advertising within budget (print and online).
- Communicate regularly with landlords and tenants, providing updates and support.
- Represent the company professionally with punctuality, presentation, and client care.
