Role purpose

The key purpose of the Operations Manager is to lead a team responsible for managing retail building services & maintenance, health & safety, compliance & risk and car park operations activities. These core deliverables will be achieved through the execution of a well-considered operations strategy in line with the Sydney CBD assets business plans.

Nurturing a professional environment and creating a culture of high performance that strives to exceed industry best practice will be crucial to the success of the incumbent.

The Operations Manager has responsibility for activity within retail assets in the Sydney CBD portfolio.

Key Responsibilities- Contribute to the creation and execution of an annual operations strategy that will inform team members work plans- Develop and administer an operating budget >$6M per annum including associated planning and execution- Strive to exceed industry best practice for all building maintenance, compliance, health & safety and risk activities- Strive to exceed industry best practice for all security and crisis & incident management activities- Focusing on cleaning and hygiene, present the assets to an immaculate standard every day for retailers, consumers and staff. This will be achieved through active leadership, high levels of contractor engagement and encouraging team performance- Strive to create a workplace culture that embraces & values health & safety to reduce the potential of incidents and injuries- Ensure a robust planned and ad-hoc maintenance program is in place on a complex array of buildings, plant and equipment to maximise reliability and lifespan. Present the building to the highest possible standard.- Manage the centres life cycle plan and asset register- Oversee the administration of operational contracts and ensure that optimum value is realised for expenditure.- Maintain quality contract documentation and report as required- Influence contractors to provide the highest quality of service- Manage a retailer engagement and satisfaction program- Maximise building efficiency and develop & manage a sustainability program to minimise utility usage- Complete administrative duties as required including writing performance and management reports- Assist with the delivery of capital projects- Ensure the shopping centre is complaint with Legislative obligations, Australian Standards and Vicinity procedures.- Manage annual essential safety measures obligations and certification (including the full function fire test program)- Operating assets in the most sustainable financial and environmental manner will be a paramount consideration for all activity

Working Requirements

It is acknowledged that due to the nature of the position and the industry in which Vicinity Centres operate, there is a requirement to work outside of normal business hours. Tasks include but are not limited to; performing the role of Duty Manager on a rotating roster, checking contractor work & compliance after-hours and completing audits or assessments. These activities will change from time to time in line with activities expected of an operational team member in a commercial and retail environment.

What will you bring?- You will be an experienced Operations or Facilities manager with a strong understanding of building operations, legislative requirements, WH&S and project management.- You will have strong budgeting, reporting and forecasting capabilities coupled with a proven track record in contractor management.- You will be known for your tenacious approach to achieving positive outcomes and your ability to resolve complex issues effectively.- You will have demonstrated experience in Health and Safety management across a range of projects and have an exceptional ability to take initiative and proactively manage changes that impact the assets.- Your knowledge of retail leases & retailer management together with centre operations (tenancy delivery, facilities management, safety and security) will be enable you to drive success.- A strong people leader you will be skilled at coaching and mentoring to build capability of your people. A relevant tertiary qualification is desirable.- You will be an excellent communicator that can leverage relationships to deliver best in class outcomes in a challenging environment. You will be comfortable in a role that is required to prioritise activity to achieve the most important results in a timely manner.- You will create a culture that drives performance to deliver on all commitments with a particular focus on ‘building it to last’.
