Remuneration: $70,000 plus super per annum

**Overview**:
We are an expanding Melbourne-based company managing short-term rentals/Airbnb properties. We are seeking an enthusiastic and dedicated individual to join our team.

Since 2016, WOW MANAGE have hosted 10,000 bookings and guests and got recognised as a Superhost and our service can assist many homeowners and travellers to have better return, services and choices.

**Key Responsibilities**

**Account management**
- You will be trusted to care for our hosts’ most-prized possession: their home.
- You will provide support and will assist in delivering exceptional customer experiences.
- Together you will ensure customer retention rates remain very high and you will assist in growing Premium Style Pty Ltd’s portfolio of homes under management.
- You will help coordinate maintenance tasks with local contractors, whilst keeping direct manager informed.

**Sales support**
- You will help ensure the integrity of all listing information in the database and across all platforms.
- You will be meeting clients/potential clients for onboarding and business purpose
- You will be signing up new and returning clients when needed.

**Guest experience and pricing support**
- You will keep a watchful eye on the guest inbox and ensure delivery of high-quality guest comms, particularly with regard to inbound guest inquiries so that we can maximise guest booking conversion rates.
- You will assist with pricing support for your portfolio of homes under management ensuring optimal nightly prices and maximum occupancy.
- Respond promptly and courteously to guest inquiries and requests.
- Assist in preparing properties for guest arrival, coordinating with cleaning and maintenance staff.
- Monitor and update Airbnb listings, managing calendars and pricing to optimize occupancy and revenue.
- Learn the ins and outs of Airbnb property management, proactively identifying and resolving issues to ensure guest satisfaction.

**Bookkeeping support**
- You will be assisting and organising in keeping records on bills, housekeeper timetable and owner statements.

**Onsite inspection, basic maintenance and housekeeping**
- You will be performing onsite inspection when needed to maintain listing quality and standard.
- You will be coordinating/ overseeing housekeeping activities for our properties.
- You will be working on simple maintenance when urgent

**Warehouse management**
- You will manage the warehouse and the stocks on a weekly basis

**General Administration**
- Assist in the creation and revision of Standard Operating Procedures (SOPs).
- Contribute valuable insights and ideas at weekly team meetings

**Maintenance Management**
- Manage overall maintenance status and communicate ongoing concerns to property owners.
- Generate and follow up on work orders, ensuring timely completion.
- Liaise with trades and contractors to coordinate maintenance tasks.
- Manage smoke alarm testing schedule.
- Handle urgent maintenance issues.

**Financial Management**
- Finalise direct and long-term booking requests.
- Run end-of-month (EOM) financial reporting.
- Review financial statements for client queries.
- Manage premium listing financials and invoicing as necessary.
- Upload invoices to company systems for disbursement.
- Assist with EOM duties as necessary.
- Maintain a property inspection calendar.

**Ad Hoc Tasks**
- Purchase replacement items as necessary for properties.
- Cover after-hours phone calls as directed by management.
- Undertake additional tasks and projects as assigned.
- Answer company phone calls and make outgoing calls as needed.

**Requirements**:

- Bilingual English and ideally Tagalog Speaking and Writing.
- Over THREE year experience in property management or Airbnb hosting is required;
- Energetic, positive, and ready to take initiative.
- Excellent communication and customer service skills.
- Organized and attentive to detail, able to juggle multiple tasks efficiently.
- Tech-savvy, comfortable using various software and platforms related to Airbnb management and office administration.
- Background or experience in financial management and invoicing is highly advantageous.
- Quick learner/seeks assistance independently when required
- Strong problem-solving abilities.
- Ability to identify areas of concern autonomously.
- Flexibility to work additional hours to cover staff leave or absence.

Pay: $70,000.00 per year
