**Your Opportunity**

The Property Team are trusted and valued business partners within Queensland Rail to support our operational property requirements and maximise the value of our corporate assets.

We are currently searching for a professional with proven experience in major transactions, property analysis, and supporting operational businesses to join our dynamic team as **Principal Adviser for the SEQ Line of Business**. This role requires an agile, lateral professional who can deploy their property expertise and skill set to a myriad of challenges to drive commercial outcomes and operational efficiency.

Reporting to the Manager Property Strategy and Planning, the **Principal Adviser SEQ (AS7)** will be responsible for delivering complex property advice, including transaction advice and financial analysis, building and maintaining internal client relationships, as well as coordinating advice from the technical disciplines within the Property Team to deliver accurate, timely and tailored Property advice in support of SEQ’s current and future operations.

The day-to-day work will focus on ensuring Queensland Rail’s SEQ property portfolio delivers value to Queensland Rail and to the state. Working with colleagues in SPPP, Asset and Project Managers and technical experts you will contribute to the effective and efficient use of Queensland Rail’s property assets.

Additionally, this role will be required to collaborate closely with the Principal Adviser Regional to ensure a consistent approach to Property advice across Queensland Rail’s entire network that is adaptable to the varied geographic and operational context of our Business.

**What are We Looking For**
- Experience in complex transactions and connections across the Property industry.
- Skills in Property Economics and the ability to develop, interrogate and explain financial analysis.
- Advanced financial acumen and the ability to develop detailed costings and business plans.
- Exceptional stakeholder engagement skills with a specific focus on client-based delivery.
- Ability to source, review and deliver accurate and tailored Property advice to stakeholders or clients.
- Excellent written and verbal communication skills.
- Understanding of Project Management and the role of Property in facilitating project delivery.
- Tertiary qualification in Business, Property Economics or similar discipline will be highly regarded.

**Remuneration & Employment Type**

This is a **permanent, fulltime** position, based in Brisbane CBD with a starting base salary of **$146,240** plus 12.75% superannuation and hybrid work options to support the balance between work and personal commitments.
