**About the company**

Our client is a commercial property agency based in Brisbane’s CBD and operates throughout South-East Queensland. They specialise in providing a personalised total property asset management service for their clients' investments. They are known to foster long term relationships, are flexible and adaptable and are known for their specialist skills and seamless network.

**About the role**

Reporting to the Managing Director, the Commercial Property Manager is responsible for the effective and efficient management of various commercial properties on behalf of our clients across Brisbane CBD and the Gold Coast.

Working within a small Brisbane CBD based team as a key player, you will be responsible for overseeing and managing a diverse portfolio of commercial properties, ensuring operational efficiency, tenant satisfaction, and maximising property value. Your exceptional organisational, communication, and problem-solving skills will be crucial in maintaining strong relationships with clients, tenants, and contractors while upholding the highest standards of property management.

**Key Duties**

**Portfolio Management**:

- Manage a portfolio of commercial properties, including office buildings, retail spaces, and industrial properties.
- Monitor property performance, analyse financial reports, and make recommendations for improvements.

**Tenant Relations**:

- Establish and maintain positive relationships with tenants, addressing inquiries, concerns, and resolving disputes promptly.
- Ensure timely tenant renewals and identify opportunities for lease expansion.

**Lease Administration**:

- Oversee lease agreements, including negotiations, lease renewals, and amendments.
- Ensure compliance with lease terms, rent collection, and timely resolution of invoice discrepancies.

**Operations and Maintenance**:

- Work with the Portfolio Facilities Manager and assist with the property maintenance, repairs, and refurbishments, ensuring compliance with safety and quality standards.
- Implement preventive maintenance programs to extend property lifespan and reduce operational costs.

**Financial Management**:

- Prepare and manage property budgets, tracking income and expenses, and providing regular financial reports to clients.
- Monitor and control operational costs, identifying cost-saving opportunities and recommending efficiency measures.

**Reporting and Communication**:

- Provide regular updates and monthly reports to clients regarding property performance, leasing activity, and financial metrics.
- Communicate effectively with clients, tenants, and internal teams, addressing inquiries and delivering exceptional customer service.

**Skills & experience**
- Current QLD Real Estate registration essential
- Current Driver’s licence
- You will have a minimum 3-year in commercial management experience.
- Strong understanding of commercial real estate market trends, lease agreements, and property valuation.
- High proficiency in Microsoft office software (especially Excel), Property Management software (preferably Cirrus8) and genuine IT competency.
- Excellent interpersonal, negotiation, and conflict resolution skills.
- Detail-oriented with exceptional organisational and time management abilities.
- Able to work both in a team and autonomously.
- The ability to build strong relationships with external and internal stakeholders.
- Passionate and driven to work in this industry.
- Ability to lead with initiative.
- Solid Financial Acumen.
- Excellent communication and presentation skills.
