About the Role

We are seeking an experienced Senior Property Manager to oversee a diverse portfolio of residential rental properties. This role requires strong leadership, excellent relationship management, and a proactive approach to ensuring properties are well-managed and clients receive exceptional service.

You'll be supported by a collaborative team environment and modern systems that allow you to deliver results with efficiency and professionalism.

Key Responsibilities

  • Manage the day-to-day operations of a residential property portfolio

  • Conduct routine, entry, and exit inspections with attention to detail

  • Coordinate maintenance, repairs, and contractor engagement

  • Build and maintain strong relationships with landlords and tenants

  • Market and lease vacant properties, process applications, and manage tenant onboarding

  • Monitor arrears and oversee effective rent collection processes

  • Ensure compliance with tenancy legislation and industry standards

  • Prepare property reports and provide updates to landlords

  • Contribute ideas to improve processes and enhance client satisfaction

About You

  • At least 5 years of proven experience in residential property management

  • Strong understanding of Victorian tenancy laws and compliance requirements

  • Skilled communicator with the ability to manage client and tenant expectations

  • Organised and able to balance multiple priorities under time constraints

  • Confident with property management software and digital tools

  • A team player who thrives in a supportive, fast-paced environment
